New project in Cacak center – Residential and office complex of almost 13,000 m2 to be built on site of former Gradska Basta restaurant

A new residential and office building with a total of 59 apartments, four shops and 106 parking spaces is planned to be built on the site of the former Gradska Basta restaurant in the center of Cacak, according to the urban design project that has been put up for public review.

This is the project on cadastral plot no. 822/1 KO Cacak, in the immediate vicinity of the city promenade and square, between Pivarska Street and the Pivarski Prolaz location. The investor of the project is Ugostiteljsko turisticko preduzeze Morava doo Cacak, while the developer of the urban planning design is the company CEP from Belgrade.

The architectural design was prepared by Studio Bauhaus.

According to the documentation, the plot of land measuring 1,937 square meters previously housed the Gradska Basta restaurant, whose buildings have since been demolished. Work on the construction of a residential and business building has previously begun on the site, and piles and head beams have been installed so far.

The new urban planning design was developed to allow for an increase in the height and capacity of the future facility, i.e., to harmonize the height with the surrounding buildings.

The planned facility will have two underground floors, a ground floor, and six floors, including a loft. The total gross developed area of the facility is almost 13,000 m2.

The underground floors will house garages with a total of 106 parking spaces – 55 on level -2 and 51 on level -1. The ground floor is planned for four shops and entrances to the residential area, while the upper floors will house apartments.

Twelve apartments are planned for the first to third floors, nine apartments will be on the fourth and fifth floors, while five apartments are planned for the loft. The upper floors will be cascaded from the fourth floor towards the interior of the plot, in order to comply with urban planning requirements in terms of lighting and distance between buildings.

A public presentation of the urban planning project will be held from June 2 to 10 in the building of the City Administration for Urban Planning of the City of Cacak and on the city’s website.
