BHL Consulting planning residential and office complex with three units and 134 apartments in Stara Bezanija
A residential and office complex with three units is planned to be built on the corner of Vinogradska and Surcinska streets in Stara Bezanija, with a total gross area of almost 20,000 square meters. The Secretariat for Urban Planning and Construction announced a public presentation of the urban design project, which will last until June 5.
The developer of the urban design project is the company ZAP d.o.o, while the investor is the company BHL Consulting.
According to the documentation, the facility is planned on a plot in the cadastral municipality of New Belgrade, on a location that partly overlooks Vinogradska street, while the longer front of the plot is parallel to Surcinska street. The terrain is significantly sloping towards Vinogradska street, and the existing family-housing buildings on the plot are scheduled for removal.

The project envisages three residential and office units – A, B and C, with 4 underground levels + ground floor + 5 upper floors (including a loft).
The ground floor will house commercial facilities, while the upper floors are intended for residential use.
In unit A, two shops and three business spaces are planned, with the possibility of one space being used as a kindergarten annex. Unit B will have two shops and three business spaces, while in unit C one shop is planned.
A total of 134 apartments are planned from the first upper floor to the loft, and all units will be connected by vertical communication cores with elevators leading from the lowest floors of the garage.
Below the ground floor, four underground garage floors are planned with a total of 188 parking spaces, including 10 spaces for people with disabilities and 36 spaces for electric vehicles.
The underground levels will also house technical rooms, including rooms for the sprinkler system, tanks, a transformer station, a diesel generator and other infrastructure facilities.
