New factory for pre-insulated pipes and fittings planned in Bacevac – Termo Plus expanding capacities

The company, founded in Belgrade in 1999, with an existing facility already located in the immediate vicinity of the new plot at 117a Ljubomira Zivkovica-Spanca Street, plans to expand its capacities through this project.
The company is known on the market for manufacturing components for district heating systems that reduce heat loss, including pre-insulated pipes, associated fittings, shut-off valves, heat-shrinkable joints, and insulation shells, as well as polyurethane boards and beams.
New complex spanning the area of two and a half football fields
The future factory complex will occupy a plot of 18,952 square meters, featuring the planned construction of four buildings with a total gross area of 3,653 square meters. The project includes a main production and business building (2,021 m2), a single-story raw material warehouse (1,188 m2), a facility for worker accommodation and rest, and a gatehouse. A total of 30 parking spaces will be provided within the complex, along with a protective green buffer zone facing the surrounding plots.
The new facility is designed for an annual production of 25,000 to 30,000 tons of pre-insulated pipes and 8,000 fittings, covering diameters ranging from DN20 to DN1000. These pipes consist of a steel carrier pipe, a thermal insulation layer made of rigid polyurethane foam (PUR), a moisture detection system featuring two differently colored wires, and an outer casing made of high-density polyethylene (PEHD).
Modern technology
According to the documentation, the production process will be fully automated and computer-monitored. The insulation layer will be produced by mixing polyol and isocyanate, using cyclopentane as a blowing agent, with the components injected via a dedicated PUR machine at high pressures of up to 200 bar. Since this system operates without the need to flush the machine head, no wastewater will be generated during this stage of the process.
Chemical storage plans include above-ground tanks for polyol and isocyanate, as well as an underground tank for cyclopentane. Due to the potential formation of a flammable air-cyclopentane mixture, the production area will be equipped with a forced ventilation system, while liquid nitrogen will be used to purge the pipes and ensure a safe atmosphere.
The project developer has a two-year window, starting from the date the official approval is issued, to commence operations.
