Nikola Babić, CEO of B Capital Group: We are developing three modern complexes in the heart of Boka, the first tenants in 2027

As Nikola Babić, executive director of B Capital Group, said in an interview for eKapija, this company was created as a logical step in upgrading the long-term consulting work of family companies — CAU - Center for Architecture and Urbanism, with two decades of business, and Moncore, which has been successfully operating in the field of design for five years.
- CAU and Moncore provide a wide range of consulting services that include: site analysis, feasibility studies, project management, design, construction and design supervision, project audits, as well as interior design. It was the experience gained through the implementation of numerous projects of various typologies, scope and complexity across Montenegro that motivated us to take a step further and, in addition to providing services to investors, to launch our own investment projects
Through B Capital Group, we strive to translate our combined experience into quality projects of contemporary design, which will provide our customers with a comfortable home and/or a safe investment.
Your two companies have participated in the development of some of the most recognizable projects in Montenegro, such as Luštica Bay, Porto Montenegro, Portonovi Resort and Porta Rai. What experiences and standards from those projects have you transferred to B Capital Group?
- Our team, which today has about 100 members from various professions, participated during the previous years in the development of some of the most important projects in Montenegro, among them: Luštica Bay, Porto Montenegro, Portonovi Resort and Porta Rai. On most of the mentioned projects, we are still engaged in various roles - from project planning, interior design, audit, supervision, to project management. This entails working in accordance with international standards and proves our competence for the realization of complex investments.
From each of the projects we work on, we strive to recognize and transfer the best practices to B Capital Group investments — from the organization of space, the selection of materials and technical solutions, to the application of procedures that guarantee the quality of construction.
Through B Capital Group, we are focused on creating projects that combine design and functionality adapted to customer needs, with an optimal price-quality ratio. Thanks to our many years of design and construction experience, we make thoughtful decisions about each segment of construction, which ensures longevity, aesthetic value and recognizable quality of the space we create.

Topla Homes in Herceg Novi is currently under construction. What are the key features of this project and what makes it attractive to potential buyers?
- Topla Homes represents a modern residential concept in the very heart of Herceg Novi, which combines comfort, functionality and a high level of quality housing. The project is located in an extremely attractive location — in the central city zone, in the immediate vicinity of all key amenities such as schools, shops, health facilities and recreational areas, which makes it an ideal choice for modern family life.
The building includes 46 apartments spread over two levels of underground garages, and it is designed to provide every tenant with a sense of comfort and privacy. The peace provided by the private gardens and the impressive views from the rooftop terraces, which create a unique experience of living between the sea and the greenery, give the project a special value.

The construction of the Nexus Residences complex in Radanovići is also underway. Can you tell us what is special about this project and how it differs from other luxury residential projects in Montenegro?
- The Nexus Residences project represents a carefully thought-out investment that stands out for its extremely attractive location in Radanovići, in the very heart of the Montenegrin coast. The complex is ideally located between Kotor, Tivat, Budva and Luštica Bay, which makes it the perfect choice for those who want a combination of a peaceful environment and close proximity to the most famous tourist and business areas.
Connectivity is one of the key assets of this location - the new boulevard connects all the mentioned cities, while the proximity of the Tivat airport enables easy and fast international connections, which additionally contributes to the attractiveness of the complex.
What further highlights this zone is the fact that it offers the best living conditions - in the immediate vicinity there are shops, various facilities, local and international schools, as well as a new cable car that offers one of the most beautiful views of the Bay of Kotor.
We believe that in the coming years, this area will see the greatest increase in real estate values, which was the key reason for us to realize the complex in that position. Through Nexus Residences, we want to offer a combination of modern design, functionality and high quality of life, in accordance with the standards we nurture through all B Capital Group projects.

When do you expect the completion of the works and the move-in to these complexes?
- Completion of works on both complexes is planned for July 2027 at the latest, when we expect the first tenants to move in. The works are carried out according to the established plan and phase dynamics, with clearly defined deadlines and careful monitoring of each stage of implementation, in order to ensure quality continuity and respect for the planned time structure.

Another project that you are developing is the Olive Grove in Orahovac. What makes this project special in relation to other residential complexes on the Montenegrin coast? Who is it intended for - is it more suitable for local residents, foreign investors, or those looking for a peaceful retreat by the sea, but close to urban centers?
- The Olive Grove project in Orahovac represents our most exclusive residential complex, designed for true lovers of the Boka Kotor Bay and its distinctive traditional architecture. Located between Kotor and Perast, Olive Grove offers a unique blend of authentic Mediterranean ambience and modern comfort.
We paid special attention to preserving the identity of the space and creating architecture that fits harmoniously into the landscape, without disturbing the natural appearance of the Bay of Kotor.

How does the architecture and design of the project reflect the authenticity of Boka, while at the same time following the trends of modern, comfortable living? How did you manage to "reconcile" the past and the future, i.e. the legacy of Boka and the vision of modern living?
- In the development of the Olive Grove project, we put a special emphasis on preserving the authenticity of Boka Kotor architecture and harmonizing it with the modern way of life. During the design process, we worked intensively with conservators and the Administration for the Protection of Cultural Property, to ensure that every detail is in accordance with the spirit of the space and the rules for the protection of cultural heritage.
We have analyzed in detail the existing buildings and the architectural context of Boka, and through the careful application of authentic materials - primarily stone on the facades, then the characteristic shapes of the roofs and the proportions of the openings - we have come to a modern interpretation of the traditional Boka Kotor architecture.
In this way, the Olive Grove project combines the past and the future, creating an environment where heritage, aesthetics and the comfort of modern life are in complete harmony.
When do you expect the construction of this complex to begin, and when will the first tenants move in?
- The start of the construction of the Olive Grove complex is planned for the end of this year, while we expect that the entire project will be finished and ready for occupancy by the end of 2027 at the latest. The works will take place in clearly defined phases, with consistent monitoring of the quality and dynamics of execution, in order to ensure the realization of the project in accordance with the planned standards and deadlines.

What will the company focus on in the next period? Are there any plans to develop new projects in Montenegro or beyond, in addition to the existing ones?
- In the coming period, the focus of the company B Capital Group will be on the realization of active projects - Nexus Residences, Topla Homes and Olive Grove - in order to ensure the quality and dynamics expected from us. At the same time, we are actively planning and developing new projects that we will consider and implement in the coming years.
The company`s plan is to constantly develop several active projects at multiple locations throughout Montenegro, striving to provide our customers with the best possible experience and value through each realized project.
