Its market position is further confirmed by relevant domestic and international recognitions, while the almost complete occupancy of tenants testifies to the favorable business environment provided by the center.

BEO Shopping Center celebrates five years - how would you sum up the performance so far in terms of visits, tenants and market position? What are the key factors that contributed to the success of BEO Shopping Center and its positioning as one of the most visited shopping centers in Belgrade?
- During five years of business, BEO Shopping Center has positioned itself as one of the most visited and most successful shopping centers in Belgrade, with almost 100% tenant occupancy. More than 120 brands operate in the center, including those who opened their store for the first time in Serbia in BEO SC, such as Peek & Cloppenburg.
Its market position was further confirmed by awards for the best architecture and interior, as well as the prestigious ECSP award for a new development project. The key success factors include a carefully selected location, top accessibility, modern and functional design, as well as a diverse offer that matches modern consumer habits. Famous brands such as Jack & Jones, Cineplexx, Pull&Bear, Bershka, Stradivarius, H&M, Calzedonia, LC Waikiki, Deichmann, Reserved, Mohito, House, Cropp, Lisca, Sportina, Fashion&Friends, Parfois, Superdry, N Fashion, Beosport, Office Shoes, Coffee Room, Starbucks, McDonalds, KFC, dm, Maxi, Jasmin, Pertini Toys, Buzz, Sport Vision, Mona, Laguna, and many others are also present in the center.

How does BEO Shopping Center integrate sustainability and social responsibility into its business - from energy efficiency to community cooperation?
- BEO Shopping Center has been a part of the wider ESG strategy of the company MPC Properties since its inception, which implies careful management of energy, resources and relations with the community. The center uses modern energy-efficient solutions, including automatic off-hours lights-off, and continually actively involves the local community in its educational marketing projects. The BEO Shopping Center project was guided by the principles of contemporary architecture and sustainable urban development, relying on the international design standards implemented by Chapman Taylor studio. The focus was on natural lighting, energy efficiency and functionality of the space, which made the building a model in the application of sustainable solutions in commercial construction.

From the very beginning, BEO Shopping Center has been set up as a space that goes beyond the classic shopping concept. How important is it to you to be part of the community and how do you build an authentic meeting place and experience for your visitors through events, collaborations and carefully selected content?
- BEO Shopping Center aspires to be more than a place for shopping from the very beginning. It is positioned and conceived as a space for gathering, education and entertainment. Through various events, themed exhibitions, workshops for children and seasonal events, the center is actively building an authentic meeting place that reflects the needs and values of the contemporary urban community. We will cite a few examples: interactive workshops First Children on Mars and Ice City
with which we connected education and entertainment and had a great number of visitors,
with the Fair of Great Ideas and the first Gluten-free festival that brought together whole families.

Has the tenant structure changed over the past five years and in what way, and how much did consumer habits influence content selection? As part of MPC Properties` wider portfolio, how does BEO Shopping Center fit into the strategy of retail space development in Serbia and the region?
- The tenant structure has evolved in line with changes in consumer habits, which are increasingly striving for experiential and functional shopping. The center has brought exclusive brands such as Peek & Cloppenburg, but also developed a zone for family entertainment, restaurants and lifestyle facilities, which has made it a destination that meets the modern expectations of consumers.
BEO Shopping Center is an important part of MPC Properties` retail portfolio and an example of a new generation center that blends commercial functionality with sustainability and social engagement. Its model is being used as a guideline for future projects in the region, with a focus on urban positioning, ESG standards and connection to local communities.
BEO Shopping Center is already positioned as a destination of contemporary urban life. What can we expect in the coming period - are you planning the arrival of new brands, expansion of the content offer or additional investments in the improvement of the infrastructure and experience that the center provides?
- In line with the continuous improvement strategy, visitors can expect new brands to arrive, the expansion of cultural and educational content, as well as further investments in infrastructure and user experience improvement. The focus will remain on a combination of innovation, sustainability and direct connection with the local community.
