(Vladimir Tolimir, manager of the construction sector at the company Jadran) The company Jadran, which is celebrating its 75th anniversary this year, has been confirming its status as one of the key players in the domestic construction industry for decades and their recognition is based on top experts, innovations and consistent quality. With more than 70 engineers, its own design team and the application of BIM technology in the execution of works, Jadran sets new standards in the construction industry.
From the reconstruction of the Sava Center to the construction of the most modern sports, educational and infrastructure facilities -
Jadran not only responds to the challenges of the modern market, but often anticipates them as well. We spoke with
Vladimir Tolimir, manager of the construction sector at the Jadran company, about innovations, sustainability and projects that shape the future.
The Jadran company has been successfully implementing complex construction projects for decades. How much does that tradition oblige you and how much does it inspire you?
- The tradition that Jadran has is based on the experience we have gained through the realization of numerous projects. Our company bears a huge weight of responsibility, as we have set high standards and a reputation that is important to maintain and improve. On the other hand, such a tradition obliges us to constantly invest and introduce more modern and innovative business models.
Jadran employs more than 70 engineers today and provides complete solutions according to the "design and build" principle. How important is it to have all the professional resources within one company and how does that contribute to the quality and speed of the work?
- I believe that our engineers are the company`s greatest strength and that without their knowledge, we would not have achieved good results. Having all the necessary professional staff inside the company is a significant advantage in the modern construction industry. With this integrated approach, the company Jadran assumes responsibility for all phases of the project — from design, through the execution of works, to the completed building. In this way, we have better coordination, reduction of errors and more efficient project management.

What does the complete process of planning and carrying out works in your team look like - what is it that sets you apart in the market?
- One of the key elements that sets Jadran apart from the competition is the application of BIM (Building Information Modeling) technology. As a pioneer among construction contractors in Serbia, Jadran has been successfully using BIM technology in all project phases since 2022 — from design, through construction, to the production of PIO technical documentation. This technology enables the creation of a virtual information model of the object which contains all the key data needed to create numerical and graphic project documentation. BIM follows not only the realization, but also the maintenance of the constructed object, which contributes to efficient project management, cost reduction, better team coordination and more accurate resource planning.
The construction sector is rapidly changing. How do you at Jadran manage to stay one step ahead and anticipate the needs of the market, as well as trends that are yet to come?
- Jadran invests in training of existing staff, new equipment and machinery for work and in that way it realizes projects that it did not have the opportunity to participate in in the past. This is supported by the construction project of the Regional Sanitary Landfill of Communal Waste "Kalenić", in the municipality of Ub, the regulation of three riverbeds in Novi Pazar (Trnavica, Jošanica and Raška rivers) and the project construction of a new sewage network in Bečej.

Contemporary users and investors have increasingly high expectations - from the quality of materials, to the functionality of the space, to sustainability. How does the Jadran company respond to these challenges and create projects?
- It is true that current investors have increasingly high expectations, but Jadran manages to successfully respond to all their demands.
- We strive to make our projects as precise as possible in order to identify problems at an early stage and avoid future mistakes.
- We improve coordination between different teams and disciplines, which results in faster and better project implementation.
- We monitor the realization of the project in real time, with a special focus on deadlines and budget, which enables more efficient control of costs and dynamics of works.
- We cooperate with renowned suppliers and ensure the use of materials that meet high quality standards and long-term performance.
- Our internal control adheres to strict procedures during all construction phases so that the final product meets all technical and aesthetic requirements.
Today, sustainability and energy efficiency are increasingly being discussed in the construction industry. In what way does Jadran integrate these principles into its projects and how far are investors in Serbia ready to go in that direction?
- We use environmentally friendly materials that have a minimal impact on the environment and contribute to the energy efficiency of the building. Projects are designed to reduce energy consumption, and this is where BIM technology, which identifies all opportunities for improvement on a given object, is particularly useful.

When you look at the company`s development in the last few years - what are you most proud of as a manager of the construction sector and where do you see Jadran in the next five to ten years? What projects are you particularly proud of?
- As the head of the construction sector in Jadran, I look with pride at our transformation over the last few years. I am particularly proud of the implementation of BIM technology, which has improved the efficiency and quality of our projects.
Some of our most notable projects include the reconstruction of Sava Center, the construction of the Center for Early Childhood Development and Inclusion, the construction of the Volleyball Competition Training Center in Belgrade, the reconstruction and extension of the border crossing Horgoš, the construction of the new Palace of Justice in Novi Sad, the construction of an indoor pool in Gornji Milanovac, reconstruction, extension and construction of the Regional Industrial Technology Park in Kruševac, reconstruction, adaptation and renovation of the Brankov business center in Belgrade, construction of the green market in Obrenovac, etc.
These projects not only demonstrate our technical expertise, but also our commitment to social responsibility and cultural heritage preservation.
In the coming period, Jadran plans to expand the application of BIM, integrate sustainable construction practices and expand its services to the international market. We want to strengthen our position as a leader in the construction industry, continuing to provide high quality services and contribute to community development.
