We also address the conditions the Montenegrin market offers investors and the advantages of doing business in a country rapidly advancing toward European Union membership.
This Special Edition Newsletter was produced in collaboration with Porta Rai Beachfront Hotel & Residences.
One project bringing new investment momentum and opening up fresh opportunities for development and investment is the Radisson Blu Hotel & Residences Tivat. ALK Group is the driving force behind this investment. As construction nears completion, the group is embarking on a new chapter of its operations in Montenegro. The complex features modern residences, a 300 m2 wellness area, and an indoor pool, while the rooftop hosts a restaurant offering panoramic views of the Bay of Kotor. According to Amel Papic, Director of ALK Nekretnine, the company’s goal is not merely to create projects that look good on the market, but to deliver developments they can proudly stand behind.
Just one year after opening, Bravera City Park in Bijelo Polje has not only met but exceeded initial expectations. With over 300 employees and facilities attracting visitors not only from the local area and neighboring municipalities but also from abroad, this project has breathed new life into northern Montenegro and put the company’s slogan, “Everyone in One Place”, into practice. Bravera is not stopping there. Vladan Velickovic, the civil engineer who oversaw the park’s construction, reveals that a project in Zabljak is currently underway and announces a controlled, strategic expansion of operations toward Podgorica and the coast, while maintaining northern Montenegro as the company’s home base.
The Chamber of Commerce of Montenegro will host the 15th Conference on the Economy on September 30 and October 1. As Dr. Nina Drakic, President of the Chamber, stated in an interview with eKapija, the conference’s focus has shifted from initial discussions on macroeconomic stability, investments, and infrastructure development toward European integration, competitiveness, productivity, digital and green transformation, and stronger regional connectivity. As she announced, the milestone conference will send a message that the time has come to transform European integration from a political goal into tangible economic benefits for Montenegrin companies and citizens.
From Podgorica to projects spanning four continents, Elkon has spent nearly two decades establishing itself as a specialized engineering company for industrial automation and control solutions. The company has worked on projects in Europe, Africa, Asia, and North and South America. Today, it focuses particularly on industrial process automation, SCADA systems, and the management of dams and infrastructure systems. For Nebojsa Solaja, CEO of Elkon, international experience is not merely a matter of market expansion, but proof that expertise and specialization can be competitive beyond the small domestic market.
European integration, robust tourism activity, and the development of new projects are reshaping the investment landscape of the Montenegrin coast. In the south of the country, Velika Plaza is increasingly emerging as a prime location for a new generation of tourism and residential projects. The Porta Rai Beachfront Hotel & Residences is one such project driving this transformation. This luxury beachfront condo resort, jointly developed by Dobrov & Family Group and Karisma Hotels & Resorts, is based on a model that combines private apartment ownership with hotel amenities and professional management. It is a concept that increasingly appeals to investors seeking a property for personal use without the burden of day-to-day management.
If you are looking for a family home or planning to spend your university years in Podgorica, while prioritizing a peaceful environment and easy access to schools, universities, shops, and other daily amenities, Konekt might be the project that meets your needs. Located in Donja Gorica, Konekt combines the benefits of a quieter setting with excellent connectivity to the city. This new project by Gradient consists of two residential buildings and will be developed in phases. The first phase comprises 19 residential units, including five ground-floor apartments with private gardens.
This Special Edition Newsletter is also supported by Lustica Bay, which is currently developing the final phase of the Marina Village neighborhood.
The Bay of Kotor remains one of the most attractive investment destinations, with a large number of projects currently underway in Tivat. One such development is the Verona Garden Resort, a 40,000-square-meter project featuring a hotel, annex buildings, a park, and 19 swimming pools. In this town, within the Djurasevici neighborhood, another complex is springing up. It will feature a five-star hotel and 20 annexes, specifically, villas.
Montenegro holds significant potential for developing its waste processing, recycling, and reuse sectors. However, given the market size, it is unrealistic to expect large-scale facilities for every specific type of waste. According to MONSTAT data, approximately 375,460 tons of municipal waste were generated in 2024, with as much as 91.6% of the processed volume ending up in landfills, indicating room for new waste management models and business opportunities in this field. As Vanja Cicmil, Executive Director of Zero Waste Montenegro, told eKapija, the key challenge lies in securing reliable and sufficiently clean raw material, since mixed waste from standard containers is unsuitable for processing.
The inaugural Montenegro Real Estate Forum 2026, a central event dedicated to current developments, trends, and the future of Montenegro’s real estate market, will take place on October 17 at the Hotel Tara in Becici. Organized by the Association of Real Estate Agencies of Montenegro, the forum will bring together representatives from leading companies, investors, developers, and professionals across the real estate, finance, and legal sectors, as well as representatives from government bodies and relevant institutions. Through thematic panels and open discussions, participants will address current market trends and outlooks, Montenegro’s investment opportunities and potential, the regulatory framework and the role of institutions, challenges facing investors and developers, and the sustainable, strategic development of the country as a tourism destination.
The film industry represents another sector that can contribute to Montenegro’s international positioning and open up new business opportunities. Greater financial incentives for foreign productions and streamlined procedures could further boost its competitiveness relative to countries in the region, while the development of this sector would also benefit the hospitality, transport, retail, and tourism industries. Aleksandra Bozovic, Director of the Film Center of Montenegro, highlights for eKapija that locations are among Montenegro's greatest assets in attracting film productions.
