New city complex between Zelengorska and Tosin Bunar streets in New Belgrade – Apartments, office buildings and kindergarten on more than 60,000 m2

A mixed city center of approximately 60,584 m2 will be built in the area between Zelengorska Street and Tosin Bunar Street in New Belgrade.

The Plan boundary includes parts of Tosin Bunar Street, the area between Tosin Bunar Street, Zelengorska Street and the Bezanija loess section, i.e. block 29 and the planned Nova 11 road according to the current Detailed Regulation Plan.

The area covered is approximately 2.2 ha, and it extends over 14 entire plots and parts of 26 plots, all in the New Belgrade zoning district.

The plan boundaries mainly include commercial buildings with ground floor and 1st floor, smaller family buildings and undeveloped areas, which Ekapija has already written about.

The construction of buildings with a maximum height of up to 21 meters is planned.

The plan was developed by the company Urbanisticki centar d.o.o. from Belgrade, the client is World Center d.o.o. from New Belgrade, and the responsible urban planner is Milana Vandic, BSc. Arch.

The cadastral and topographic plan was developed by the company Objektiv Geo d.o.o. from Belgrade.

In addition to 60,584 m2 of GFA for housing, the complex will also include 15,146 m2 of GFA for business.

Existing commercial and residential buildings will be demolished in order to build new ones.

It is estimated that the number of residents could increase from the current 8 to 1,636, and the number of employees from 88 to more than 300.

The plan also envisages a preschool annex for 80 children in four groups, with about 12 employees, and as stated in the documentation, the kindergarten would be located on the ground floor of one of the buildings.
