A step towards luxury in Pribojska Banja – Location requirements issued for hotel building with 52 rooms, three suites, large congress hall, wellness and spa center on two levels

The Department of Urban Planning, Construction, Municipal Housing and Property Legal Affairs of Priboj has issued the investor Terme 36,6 from Priboj with location conditions for the construction of a luxury hotel (4 plus stars) in Pribojska Banja with a floor structure of 4SB+GF+3+L and a total gross developed area of 6,747 m2.

A modern hotel complex is planned in Suvo Polje, and the hotel building will be positioned between two roads - the state road of the second class (no. 194) on the upper side and the municipal road on the lower side, i.e. on terrain that slopes from the state road to the municipal road.

The building is planned on relatively steep terrain that dictated a large number of underground, i.e. basement floors. The main access and entrance for guests is planned via an internal road that branches off from the state road, via the ground floor located at an elevation of 562 meters above sea level. 24 parking spaces for guests are planned in this zone.

The ground floor is primarily designed for shared facilities. Accommodation capacities are planned on all above-ground floors above the ground floor, i.e. a total of 52 double rooms and three apartments. All accommodation units will have terraces.

As for the basement levels, on the -1 floor a central hall with a sanitary block, a large congress hall, a kitchen, with an accompanying cloakroom for employees and a restaurant hall with 68 seats is planned. The restaurant will operate on the buffet principle. A large terrace for guests is planned on both sides of the restaurant hall. The kitchen, i.e. the economic block, will have direct vehicle access, necessary for supplies.

On floors -2 and -3 there will be a wellness and spa center. On the -2 floor, a spa block with 3 saunas, a tepidarium, showers and supporting space is planned.

On the -4 floor, technical rooms are planned, i.e. a room for air conditioning chambers, a boiler room with a pellet storage room, a room for a boiler and a hydrocell, rooms for pool equipment, a transformer station, electrical rooms, and warehouses.

The hotel building in Pribojska Banja is designed with a skeletal reinforced concrete structure. The longitudinal facades are planned in a ventilated facade system with facade panels in a wood pattern. The ground floor and basement floors will be dominated by a combination of stone facade contacts and large glass surfaces in a facade aluminum system.
