“Per-day apartment” service increasingly expensive and in demand in Belgrade – Price per night up to EUR 150 in some parts of capital city

In this way, guests get more space, the opportunity to prepare their own meals, but also a more authentic experience of everyday life in the city.
Thanks to the constant increase in the number of residents and the increasing interest of visitors, the “per-day apartment” market in the capital is constantly developing and currently offers over 500 available accommodation units that can be booked at any time.
What determines the rental price
The prices of overnight stays in Belgrade range from EUR 20 to 150.
During 2024, a slight increase in prices of 5% to 7% was recorded compared to the previous year, which shows stable growth in this real estate segment.
The final price of a night’s stay depends on a combination of several key factors: location, size of space, level of equipment, as well as the period in which the apartment is booked.
According to the structure and type of apartment, the prices are distributed as follows:
* Studios and one-room apartments: They are intended mainly for one or two people and represent the most sought-after category in the city. During the regular season, rent costs between EUR 20 and 50 per night, while the average price for a quality one-room apartment for two is around EUR 30 to 35.
* Two-room and three-room apartments: These apartments can accommodate between 4 and 6 guests, and their price ranges from EUR 40 to 100 per night.
* Apartments for large groups: For groups of up to 12 people, spacious apartments with several bedrooms and mostly two bathrooms cost between EUR 100 and 150 per night.
Extras driving up the price
Owners often offer special discounts for group bookings, making this type of accommodation significantly more affordable than a hotel when the cost is split per person. It is also common practice to offer a 10% to 20% discount for stays longer than 7 days.

The presence of luxury and additional amenities can increase the standard price of an apartment by 20% to even 50%. These factors include: secured parking space (in a garage or on the street), a private terrace or balcony with a view, wellness facilities such as a sauna or jacuzzi, access to a shared pool or fitness center, as well as a pet permit.
Where are the prices astronomical and where is the cheapest?
Location is by far the most important parameter when determining the price of accommodation, and the difference between the center and the outskirts of the city can be up to 40%.
Stari grad and Dorcol (EUR 50-120): These are the most attractive tourist areas. The proximity to Kneza Mihaila Street, Skadarlija and Kalemegdan guarantees premium status and the highest prices, which for apartments overlooking the main streets reach up to 120 euros per night.
Vracar (EUR 40-80): One of the most prestigious municipalities. The most sought-after are renovated apartments in old buildings with high ceilings near the Church of Saint Sava. Parking here is a big challenge and often comes at an additional cost.
New Belgrade (EUR 25-70): Offers excellent value for money, with modern infrastructure and newer buildings. The most sought-after are blocks 21, 22 and 23 due to their proximity to the business zone (where prices range from 45 to 70 euros), as well as the blocks along the river (44, 45, 67 and 70).
Savski venac and Dedinje (EUR 40-150): The central part around Slavija and the Belgrade Arena offers prices from EUR 40 to 75, while the exclusive area of Dedinje, with luxury villas for VIP clients, reaches prices from EUR 60 to 150 per night.
Zvezdara and Palilula (EUR 25-50): The most affordable municipalities with a quieter, family atmosphere. They are popular with domestic guests and offer easier access to free parking, as well as proximity to green spaces such as the Zvezdara Forest and the Kalemegdan Park on the Palilula side.
How to save up to 40% of your money?
Seasonal tourist trends and events in the city directly affect prices, and price differences between months can exceed 40%.

The highest demand is in May and June due to business conferences and pleasant weather, as well as in September due to the Belgrade Book Fair.
During the summer, rafting and events like Beer Fest keep demand high. For this period, it is recommended to book at least two to three weeks in advance.
Low season (October–March): Except for the holiday period, the number of tourists decreases, which leads to a drop in prices by 20% to 40%.
November and February are the months with the lowest demand and the lowest prices, when owners are more willing to negotiate and offer additional discounts for stays longer than five days.
Holidays and sporting events change the rules of the game
During the winter months, the city organizes numerous events (such as the outdoor skating rinks at Tasmajdan, Vidikovac, Nikola Pasic Square and near Delta City, the cinema at Slavija, holiday fairs and Open Heart Square) that attract visitors despite the cold weather.
The biggest price jump is recorded during New Year’s Eve and Christmas holidays, when prices can be twice as high as in the regular part of the year.
Renting a studio apartment for two then jumps to EUR 50 to 70 per night. Apartment owners accept reservations for New Year’s Eve since October and most often require guests to stay for a minimum of three to seven days.
Also, short-term price spikes and increased demand are caused by major sporting events, such as the eternal derby between Red Star Belgrade and Partizan Belgrade, when apartment prices near the Marakana and Partizan stadiums rise sharply.
