German chain Hornbach preparing to build first mega store in Serbia – Sales center on more than 16,000 m2 planned in Subotica

The German home and garden equipment retail chain Hornbach continues preparations for entering the Serbian market, and the first concrete steps are already visible through the urban planning project that was recently publicly presented on the website of the City of Subotica.

As previously announced by the company, the first mega stores are not expected before the end of 2027, and although the implementation is still in the preparatory phase, the urban planning project shows that Subotica is among the first locations where this German chain could start its operations in Serbia.

Sales center on almost 5 hectares

The urban planning project envisages the construction of a Hornbach building materials and equipment sales center on the corner of Segedinski Put and Djordja Natosevica streets in Subotica, on a plot of approximately 47,600 m2.

The investor in the project is NC Properties doo Beograd, while the developer is Kubarch doo. The conceptual design was developed by the company North Engineering doo Subotica.

The location is located in the production and economic zone, in the eastern part of the city, and there are currently no buildings built on the plot.

Complex with sales, storage and supporting infrastructure

The planned construction includes several buildings within a retail complex:

• a central sales building,
• a hall for storing construction materials,
• a drive-in zone with a canopy,
• a transformer station and a pumping station for the fire protection system,
• underground reservoirs for storm water,
• an advertising pylon and supporting facilities, including a memorial to the old factory.

The total gross developed construction area of the planned buildings is approximately 16,485 m2.

A total of 277 parking spaces for passenger vehicles have also been designed for the needs of the center, which indicates the format of a large retail building typical of this chain.
