By 2027, Belgrade will get another 15 hotels - Are the capital's facilities ready for 4 million guests?

Almost four million tourists in eleven months, that is how much Serbia recorded in almost the entire year 2025. For 2027, when Belgrade will host EXPO 2027, estimates speak of the arrival of about four million visitors during the three months, of which about a million and a half would be foreign guests.

Comparison with other cities shows the extent of the event. During the three-month EXPO exhibition in Astana, around 3.8 million people from 117 countries visited this city. So far, 132 countries have confirmed their arrival in Belgrade, which means that in a short period of time there will be a lot of pressure on accommodation facilities.

Currently, around 15 new hotels are in various stages of development, which should provide an additional 1,500 rooms by 2027. Will that be enough and what next?


Strategy and preparations

According to Vladimir Adžić, president of the Assembly of the Association of the Tourism Industry of Serbia (ATIS), Belgrade hotels are already involved in preparations. Within the EXPO-ATIS-hotels cooperation, the basic directions of the strategy were defined and the first coordination meetings of all interested parties were held.

- It is expected that the demand for accommodation will be high, not only in Belgrade, but also in a radius of up to 100 kilometers from the capital and the EXPO location. However, we believe that the real challenge will be the workforce and professional staff, which is insufficient even under normal conditions and with normal capacity utilization - Adžić points out.

Capacity expansion and new hotels

Many hotels are planning to increase capacity between 20 and 40%, while new investments in hotel infrastructure are being realized in parallel. According to our interlocutor, the estimates indicate that it will be necessary to consider additional solutions, such as alternative accommodation, regional capacities and temporary facilities, in order to respond to demand.

- I believe that perhaps the key resources will be the newly built capacities in Belgrade, and especially newly built and quality facilities in the region, which, with a one-hour shuttle bus ride to the Expo, will allow guests to be outside the city crowd, and yet relatively close to all events. So, the satisfaction with the capacities will depend primarily on the completion of the current significant hotel projects, like the Intercontinental, Marriott and Ritz-Carlton hotels in New Belgrade, the Aquamarine hotel in Golupac... - says Adžić.


Market and brand interest

Data from CBRE`s annual report "SEE region Market Outlook 2026" show that Serbia and Belgrade continue to strengthen their position on the region`s tourist map. During 2024, the capital recorded 3.7 million overnight stays, with an average daily room rate of 130 euros and an occupancy rate of 67%.

At the same time, the interest of premium hotel brands is growing. The St. Regis and Bristol are open, while the Ritz-Carlton and InterContinental are under construction. The planned 15 hotels should enable about 1,500 new rooms by 2027.

What after EXPO?

The viability of the hotel sector in Belgrade after the EXPO will depend on several factors: country promotion, maintenance of tourist and transport infrastructure, as well as the use of new capacities for other events and standard tourism.

- EXPO 2027 represents a market test. The sustainability of the hotel sector will depend on the further development of infrastructure, transport capacities and the promotion of the country - Jana Jovanović, head of market research for the Southeast Europe region at CBRE points out.

Considering the planned investments and 15 new hotels, Belgrade is expected to maintain and increase its capacity for domestic and international guests, whereby the occupancy of new facilities will depend on further management and tourist demand.
