State grants almost EUR 16 million in incentives for construction of Swissotel hotel within EXPO complex in Surcin

The Commission for State Aid Control has approved the granting of almost EUR 16 million in state incentives for the construction of the luxury Swissotel hotel in Surcin, within the EXPO 2027 complex.

This is individual state aid in the amount of EUR 15,986,530, which will be granted to the company EURO KB RENT doo Belgrade for the implementation of an investment project worth a total of almost EUR 80 million, according to the Commission’s decision adopted on December 10, 2025.

The planned hotel will operate under the international Swissotel brand, which is part of the Accor group, and will include an accommodation block, a large multifunctional congress center, a spa & wellness area with two swimming pools, as well as accompanying facilities.

Investment of almost EUR 80 million

The total investment value is EUR 79.93 million, of which EUR 1.3 million for land acquisition, EUR 61.57 million for the construction of the facility and EUR 17.06 million for equipment.

State incentives will be paid in two tranches - the first in 2026 (EUR 5.74 million), and the second in 2027 (EUR 10.25 million), after proving the implementation of the contracted investment phases.

The company is obliged to finance at least 25% of the investment from its own funds, as well as to maintain the hotel, category and investment value for at least five years after the completion of the project.

As eKapija has already written, the planned high-category hotel facility is designed as an independent functional unit with a gross area of 37,062.75 m2, of which 6,831.11 m2 belongs to the underground floor, while the above-ground floors cover 30,231.64 m2.

The hotel will have one underground and seven above-ground levels (B+GF+7), including two galleries, and a total of 409 hotel modules, divided into rooms and suites.

On the ground floor there will be a public block intended for guests, with an entrance hall, reception and supporting areas, a lobby with an aperitif bar, a small retail space, a multifunctional space with a library and a hotel restaurant.

On the upper floors, an accommodation area with hotel rooms and suites is planned.
