New square meters in Rakovica – Almost 40,000 m2 of residential and commercial space planned

The Secretariat for Urban Planning and Construction announced an early public review for the development of a Detailed Regulation Plan for the area between Pilota Mihaila Petrovica, Maricka and Stevana Lukovica streets, on the territory of the City Municipality of Rakovica.

The client for the development of the plan is the Belgrade company Dvadesetprvi maj-hotelijerstvo i ugostiteljstvo, while the development of the document was entrusted to Urbanisticki centar d.o.o. from Belgrade.

The plan includes the corner block along Pilota Mihaila Petrovica and Maricka streets, on approximately 2.62 hectares, and the precise boundaries will be determined during the development of the Draft Document.

The development of mixed city centers combining commercial facilities and residential space is planned for this location. According to the proposal, the GLA of commercial facilities will increase from 6,857 to 7,968 m2, while the area intended for housing will decrease from 11,800 to 9,533 m2. At the same time, the GLA of mixed-use city centers will increase significantly, from 4,034 to as much as 42,261 m2.

It is expected that the implementation of the plan will increase the number of residents in the area from 416 to 1,170, and the number of employees from 145 to 328.

The early public review of the DRP lasts until December 5.
