New square meters in Belgrade center – Another 80,000 m2 planned between future tunnel and Kraljice Natalije, Balkanska and Gavrila Principa streets

The Plan, which covers an area of 5.95 hectares, envisages the reconstruction and expansion of the existing route of Gavrila Principa Street, as well as the development of construction land with accompanying traffic, energy and utility infrastructure.
The aim of the document is to define the conditions for construction and development of space in accordance with the public interest, while improving the quality of the environment and rational use of land. The total GDBA, according to the plan, will be increased from the current 63,189 m2 to 143,639 m2.
According to the draft, the total gross developed building area (GDBA) of public purposes in the plan area will increase from the current 61,617 to 135,545 m2.
The largest growth is planned in the area of housing, from 41,224 to 77,337 m², as well as commercial facilities, from 20,393 to 58,208 m².
The number of apartments would increase from 532 to 872, and the number of residents from 1,436 to 2,355. Also, the number of employees in this part of the city is projected to increase from 337 to 1,765.
The plan was developed by the Belgrade Urban Planning Institute, at the initiative of the Belgrade Land Development Public Agency. The decision on the development was made back in 2019, and the Resolution determined that a strategic environmental impact assessment was not required.
The public review lasts until November 19.
