Velje Brdo, the largest urban project in the region - New city for 40,000 inhabitants, the first keys from 2026

Velje Brdo, the largest housing project in Montenegro, plans to offer the first apartments by 2026 at a price of EUR 1,000 per square meter, with favorable repayment terms of 30 years and an interest rate of 1.2%. More than 10,000 citizens have expressed their interest, which confirms that there is a huge demand for this type of housing construction model.

In August, the Government of Montenegro adopted the Spatial-Urban Plan of the Capital City of Podgorica, the main novelty of which is the new settlement Velje brdo.

The project envisages the construction of up to 20,000 residential units, with an area of 60 and 100 square meters. On an area of more than 900 hectares, about 4.5 million square meters of built-up areas are planned, intended for housing and business - residential buildings, slats and private houses. Within the complex, supporting facilities will be provided - schools, kindergartens, health institutions and business premises.

It will have about 57% of park areas, almost 500,000 square meters are planned for sports and recreation, while about 10 hectares will be under water surfaces

The realization of this project, as previously announced, will proceed in phases, and an international competition for the selection of the best conceptual solution is expected. So far, tenders have been announced for the development of the conceptual solution and the main project, as well as for the revision of the main project of the Velje brdo boulevard with the accompanying infrastructure.

In the long term, up to 40,000 inhabitants could live in Velje Brdo, which ranks it among the largest urban projects in the region.

According to earlier announcements, construction is expected to begin at the end of 2025, while the first tenants should move in at the end of 2026 or the beginning of 2027. It remains to be seen how realistic this deadline is.

At the same time, part of the professional public and associations point to the need for full transparency and protection of the area, since the location includes certain naturally sensitive areas.
