Voli entering real estate market – Construction of 6 units with apartments, outlets and business suites planned on over 70,000 m2 (PHOTO)

Voli Trade, which operates an extensive network of retail outlets, the Nasa farma and Nasa basta brands, HoReCa centers and restaurants across Montenegro, has decided to enter the residential real estate market. Specifically, the company plans to build a mixed-use residential and commercial complex on the site of the former Radoje Dakic factory in Podgorica’s City Kvart neighborhood. The project will span over 70,000 square meters and comprise 341 apartments across six units.

These details are outlined in the conceptual design prepared by Arhitektonski atelje, which has received approval from the Chief State Architect.

According to the document, construction is planned within the scope of the amendments to the Detailed Urban Plan (DUP) for the Radoje Dakic site in Podgorica, covering an area of 13,109 m2.

The conceptual design envisions a multi-family residential complex with commercial components, consisting of six building sections. Existing structures on the site are slated for demolition.

Construction is planned in two phases. The first covers three underground levels, while the second involves the construction of the above-ground levels.

The complex will feature floor structures of 3B(G)+GF+6 and 3B(G)+GF+7. The side units will be taller, with seven above-ground levels each, while the four central units will have six above-ground levels each. The buildings are positioned to form an inner courtyard, towards which the communal facilities are oriented.

The complex will comprise 341 residential units, 28 commercial spaces, and 15 business apartments. Commercial spaces are planned for the ground floors of all six units - nine in Unit 1, four each in Unit 2, 3, 4, and 5, and three in Unit 6. The 15 business apartments are distributed across the northern and southern units, while residential units occupy the remaining above-ground floors.

The apartments are designed with one, two, or three rooms, featuring a living room, dining area, kitchen, and balconies or lodges. The design includes landscaping for some of the balconies, while green areas and solar panels are planned for the rooftops.

Special attention has been paid to the landscaping of the space between the buildings. Complete separation of pedestrian and vehicular traffic is planned, alongside the creation of an internal pedestrian zone, green areas, planters, and relaxation spaces. A covered pedestrian corridor with colonnades is planned along the outer facades.

The majority of the parking areas will be located across three underground levels, providing a total of 725 parking spaces. The first underground level will accommodate 247 spaces, the second 243, and the third 235. Of the total, 44 spaces will be designated for persons with disabilities. In addition to the garage, the underground levels house technical rooms, bicycle storage, spaces for electrical and HVAC equipment, as well as installations for sprinkler and hydro-technical systems.

The total gross building area of the complex is 75,016.47 m2, comprising 43,252.97 m2 of above-ground levels and 31,763.51 m2 of underground levels.

The project envisions a contemporary architectural style for the complex, featuring prominent balconies, lodges with transparent railings, and greenery. The uppermost floors of the units will be set back, visually reducing their height and creating spacious rooftop balconies.
