Batajnica to get new industrial and commercial zone along railroad – 54,000 m2 of industrial and commercial facilities and around 360 jobs planned

Plans are underway in Batajnica for the construction of industrial and commercial facilities with a total gross developed building area of approximately 54,000 m2 on a site of about 11.34 hectares alongside the rail line. The development of the Detailed Regulation Plan for a section of the Batajnica industrial zone was initiated by the Belgrade-based company 4WOOD d.o.o., while the study for the early public review was prepared by the Urban Planning Center Belgrade.

The Secretariat for Urban Planning and Construction Affairs of the City of Belgrade has announced an early public review of the Detailed Regulation Plan for a section of the Batajnica industrial zone, located within the Municipality of Zemun.


The area covered by the plan lies within the Batajnica cadastral municipality, alongside the rail line, and it encompasses the entire cadastral plot 5643/10 and portions of plots 5460/2, 5460/31, 5459/2, 5459/1, 5458/1, 5457/1, 5456, 5455, 5454, 5453, 5452, 5451, and 5643/1. The site is currently undeveloped and is presently used as agricultural land. The plan envisages its conversion for industrial and commercial use, alongside the creation of a new transport and infrastructure network.

According to the planning study, a total gross developed area (GDA) of 54,025 m2 is planned for business and commercial facilities, with an estimated workforce of around 360 employees.

The site is designated as a P2 zone, an industrial and commercial zone, where the construction of business and commercial facilities is permitted. The building footprint ratio may reach up to 50%, while a minimum of 50% of the area must consist of open and green spaces, of which at least 15% must be green space in direct contact with the ground.

The maximum height for buildings with usable GDA is set at 18 m, while specific elements such as towers, billboards, special structures, or technical installations may reach up to 24 m in height, provided they occupy no more than one-third of the building’s footprint.

Parking will be accommodated on the building plots in accordance with prescribed standards for production halls, business facilities, warehouses, and retail or office premises.

The plan envisages the creation of a new street network, including the Nova 1 and Nova 2 traffic routes, which were included in the existing plan for the business park along the Batajnica–Dobanovci section of the E-75 highway. These roads are designed with a cross-section width of approximately 15 m, featuring a 7-meter-wide driving lane, as well as greenery and sidewalks on both sides.

The early public review lasts until September 25.
