State founds company Sava Properties 2026 company – New company receives property of Belgrade Fair worth 13.6 billion dinars

The Government of Serbia has founded the company Sava Properties 2026 d.o.o. Belgrade, whose share capital amounts to 13.64 billion dinars, and as a non-cash contribution to the new company, numerous cadastral plots and facilities within the Belgrade Fair complex were entered.

The decision on the establishment was published in the Official Gazette, and the sole founder and member of the company is the Republic of Serbia, on whose behalf the founding rights are exercised by the government.

The headquarters of the new company will be in Belgrade, at 48 Karadjordjeva Street, while the main activity is listed as “development of construction projects.”

The share capital worth 13,636,719,000 dinars includes land in the public ownership of the Republic of Serbia, as well as existing facilities on those plots. The property includes a total of several dozen cadastral plots on the territory of Savski Venac.

Among the larger plots are 10652/27 with an area of 51,967 m2, 11127/4 with an area of 17,524 m2, 10652/16 with an area of 11,840 m2, 11114/7 with an area of 11,076 m2 and 10652/22 with an area of 6,598 m2, as well as a number of other plots.

The assets being transferred to the company also include the Belgrade Fair facilities, including halls 7, 8, 9, 10, 11, 12 and 14, as well as other business, warehouse and auxiliary facilities. Some facilities are registered in the cadaster as having a use permit, while some of the facilities were built without a construction permit or have an unresolved owner or occupier status.

The government states that the value of the non-monetary contribution was estimated based on the report of the City Appraisal Institute on the assessment of the market value of land and buildings within the Belgrade Fair dated May 14, 2026.

The founding decision stipulates that Sava Properties 2026 can be registered as the sole owner of real estate with the Republic Geodetic Authority, without the additional presence of the founder and special consent.

The company will be able to secure funds for its work from the budget of the Republic of Serbia, financial credits and loans, business income, as well as other sources in accordance with the law.

Management is organized as unicameral, and the bodies of the company consist of the Assembly and the Director. The function of the Assembly is performed by the Republic of Serbia through a maximum of three authorized representatives, while Marina Matic has been appointed as the Director.

The Assembly will, among other things, decide on development and business programs, increase and decrease of capital, distribution of profits, status changes, as well as on the acquisition, sale, lease, pledge or other disposal of high-value assets.

The decision to establish the company was made on July 30, 2026.
