Hotel “Jelak” in Lukovska Banja expanding its capacity – More rooms and apartments for new guests

This involves the reconstruction and extension of building number 3 of the hotel complex, with a floor structure of SB+GF+3+L.
The project leader is the company Planinka a.d. from Kursumlija, the expert project developer is the company Arhitektonska delatnost Arh-dizajn pr Marko Atanaskovic from Prokuplje, and the project participant is the Municipality of Kursumlija.
The responsible designer is Marija Vidic, and the responsible designer of the conceptual design is Miroslav Dinic.

The following buildings have been built on the plot: a ground-floor building with an area of 281 m2, built without a building permit, and a building with an area of 1,247 m2, both scheduled for demolition, while building no. 3 with an area of 847 m2 is a tourism building with a building permit, but without a use permit, on which reconstruction and extension works are being carried out.
The plot in question also includes a 90 m2 swimming pool, a 60 m2 summer garden, a substation and a diesel generator.
The planned gross area of all buildings on the plot is basically 2,894 m2, and the gross developed area is 9,751 m2.

The project envisages that the first unit next to the street will house a restaurant, reception, kitchen block and technical rooms for the wellness center, and the second unit, which is at the ground floor level, will house accommodation with 18 units - double rooms that overlook the atrium on the north side.
The building is built in a skeleton system, with a wooden roof structure and tiles as a roof covering.
The joinery is partly wooden and partly PVC.
Since this floor is not functional for accommodation capacities, the investor decided to remove the aforementioned building and then reconstruct and extend building no. 3.
The extension of building no. 3 refers to the part of the space where building no. 2 is currently located.
In the basement, in the part facing the street, a reception with an entrance lobby, new elevators, supporting rooms such as a laundry room, a machine room and warehouses are planned.
The ground floor will include: a restaurant, a kitchen block with separate entrances and a part for the swimming pool with a spa center, while the inner atrium will be retained.
On the first, second and third floors, accommodation is planned with 30 beds, of which 13 are double rooms and 2 apartments.

A conference room is planned in the attic, with a cloakroom, hall and sanitary blocks.
Nine parking spaces are planned next to the extended building, and 21 parking spaces have been created on the plot (of which two are for people with disabilities).

The Department of Economy and Local Economic Development of the Kursumlija Municipal Administration has announced a public presentation of the Urban Planning Project for the Reconstruction and Extension of the Hotel “Jelak” which will be held from July 31 to August 6.
