Belgrade Waterfront receives building permit for complex on former BAS site

All buildings will have eight floors, plus one additional floor, while the garage will have two underground levels.
The entire residential and business complex will have 629 apartments, 26 commercial spaces and 823 parking spaces in the underground garage, and the construction of the buildings is planned in seven phases.
The estimated value of the works is 9.4 billion dinars, according to the permit data, Forbes Serbia reports.
It is reminded that, on June 4, the Belgrade Waterfront company submitted an application for a building permit to build a complex of residential and commercial buildings on the site where BAS used to be located.
Belgrade Waterfront received the location requirements to build on the site of the former BAS station, which precede the issuance of a building permit, back in July 2024.
Based on data in the Central Register of Unified Procedures (CEOP), which contains documents that every investor must obtain in order to start construction, it can be seen that Belgrade Waterfront has been trying to obtain a building permit for the past few months, Forbes Serbia reports.
Several requests for this were rejected.
In September 2024, BAS was officially moved from the location on the Sava Square and moved to Block 42 in New Belgrade.
The first version of the location requirements, which Belgrade Waterfront received for construction on the site of BAS, from July 2024, has been changed several times so far, in December 2024, May 2025, and the last time in May 2026.
