Delta Interested in Developing Gated Community Complexes in Montenegro: Ready to React Quickly When the Right Location and Project Appear

Delta Real Estate sees Montenegro as a potential market for future investments and is currently considering various locations where it could develop new projects, but the final decision will depend on specific conditions and investment opportunities, Angelina Nekic, director and vice president of Delta Real Estate, told eKapija.

She emphasized that the company has been present for more than 35 years as a regional investor and that projects such as Delta District in Belgrade, which combines the InterContinental hotel, residential and business sections, as well as the Delta Land gated living concept, have demonstrated strong market potential and significant buyer interest.

- Such projects deserve a place in other capital cities across the region as well, and we are absolutely ready to react quickly when the right project and the right location emerge, Nekic said.

Speaking at a panel dedicated to the entry of regional capital into Montenegro, held as part of the RE:D conference, she added that although the current focus is on projects in Serbia, Montenegro remains an important market for the company.


- Perhaps we are currently more focused on projects in Serbia, where we are building more than 400,000 square meters in Belgrade and Novi Sad, but that does not mean we are not monitoring opportunities in Montenegro, Nekic stated.

She said these opportunities could include projects on the Montenegrin coast as well as in Podgorica.

-A gated community is a concept that I believe also has room to grow in Podgorica. We have been reviewing different locations and are still in the evaluation process, while the public will learn very soon once a transaction takes place. As for the coast, it is extremely attractive and we want to offer something authentic and Mediterranean, which this region requires, Nekic said.

Budimir Raickovic, president of the Association of Managers of Montenegro, assessed that there is room for Montenegro to promote itself more strongly as an investment destination through joint regional appearances and business events.

-We have a chance through conferences like this to send a clear message to investors that Montenegro has potential and is open to quality projects, Raickovic emphasized.

Adnan Bajramovic, owner of ALK Group, stated that the challenges in the business environment are similar throughout the region, but that Montenegro’s path toward the European Union represents an important signal for investors. He stressed that it is crucial for investors to be involved in the regulatory process and for laws to be implemented efficiently, since administrative slowness remains one of the main obstacles to faster investments.

-It is very important for us as investors to participate in the details, and Montenegro’s entry into the EU is significant for all of us, as well as for the countries in the region. I am convinced that after that, all the other countries in the region will also join the EU. We need to move forward, work, and achieve the goals we have started, Bajramovic concluded.
