More than 500,000 new square meters changing center of Surcin – Construction of 2,700 apartments, school, gymnasium and health center planned

The wider center of Surcin could experience a major urban transformation in the coming years. Namely, more than 500,000 square meters of new construction are planned on about 63 hectares, bringing the total gross developed construction area to 659,780 m2. The plan includes the construction of 2,705 apartments for about 7,300 residents, as well as new schools, kindergartens, a gymnasium, a health facility and mixed city centers.

The Secretariat for Urban Planning and Construction Affairs has announced an early public review of the Detailed Regulation Plan for the wider center of Surcin, which includes the area between the highway bypass, the Galovica canal and the Zoran Djindjic Square and Brace Puhalovic, Barska and Vrtlarska streets.

From single-family homes to multi-family housing

The basic idea of the Plan is to raise the level of urbanity in the central zone of Surcin, primarily through the transition from existing single-family to multi-family construction, traffic regulation and solving the chronic lack of parking, as well as significantly improving the infrastructure.

According to the planning solutions, the total gross developed building area increases from the current 147,000 m2, approximately, to 659,780 m2, which means that more than 500,000 m2 of new construction is planned.

According to the document, the number of apartments increases from 881 to 2,705, while the number of residents almost triples - from 2,378 to 7,302.

At the same time, the number of jobs increases from less than 200 to more than 4,600.

Kindergartens, schools, high schools and health centers

The plan envisages the construction and expansion of a whole range of public facilities. A new preschool with a capacity of around 270 children is planned, as well as an annex for another 80, while classes for the preparatory preschool program will be provided within the 22. oktobar Elementary School.

The 22. oktobar Elementary School will receive an annex with eight new classrooms, which will expand its capacity to around 720 students. A secondary school, a gymnasium, for around 480 students is also planned in the same block.

A primary health care facility is also planned for the needs of the future population, with an approximate gross area of around 1,250 m2. The existing Social Work Center in Surcin will be retained, with the possibility of reconstruction or construction of a new facility.

Mixed city centers and business facilities

A special emphasis is placed on the development of mixed city centers (M6), especially along Vojvodjanska Street and the Zoran Djindjic Square, where commercial and service facilities are mandatory on the ground floors of buildings. A combination of housing and business is planned in these zones, with commercial functions dominating.

The gross developed building area of commercial facilities is growing from just over 11,000 to over 58,000 m2, while almost 118,000 m2 of housing and the same amount of business space are planned within the mixed centers.

The Detailed Regulation Plan was commissioned by the City of Belgrade, namely the Office of the Chief Urban Planner, while the developer is the Urban Planning Institute of Belgrade, and the drafting authority is the Secretariat for Urban Planning and Construction Affairs. Early public access to the Detailed Regulation Plan of the wider center of Surcin lasts until February 2.
