Amendments to SPSPA for Belgrade Waterfront to be made – Amendments to cover about 40 ha in Cukarica, Savski venac and New Belgrade

The Spatial Plan of the Special Purpose Area (SPSPA) for the development of part of the waterfront of the city of Belgrade (the area of the Sava waterfront for the Belgrade Waterfront project) is subject to changes, because the Government of Serbia adopted a decision to amend this plan.

The rough boundary of amendments to the SPSPA includes parts of the area of the city of Belgrade, i.e. parts of the cadastral municipalities: New Belgrade, Savski venac and Cukarica, with an area of about 39.2 ha.

The boundary of the amendments to the plan includes the area between Vladimira Popovica Street, the Gazela Bridge, the Sava River and the Ada Bridge (Urban Planning Unit X) and the area between Radnicka Street, the Stara Secerana Complex, the Hippodrome and the Radnicka Interchange (Urban Planning Unit VIII). The exact boundary of the plan as well as the list of cadastral parcels included will be defined by the draft amendments to the planning document, the decision emphasized.

– Amendments to the Spatial Plan will be based on planning, study, technical and other documentation, the results of previous research, valid documents in the Republic of Serbia, as well as on the implementation of the plan so far. Planning, use, arrangement and protection of space is based on the principles of arrangement and use of space established by Article 3 of the Law on Planning and Construction, and other regulations – the document states.

As indicated, the changes and additions to the Spatial Plan “will carry out an analysis of the program-spatial potential of the locations in order to achieve full socio-economic effects within the urban units VIII and X, i.e. a redistribution of the purpose of increasing the share of areas planned for housing, a review of the applied typology, urban planning parameters and traffic solution, as well as the need for accompanying social infrastructure and utility infrastructure. The total area of the territory that is the subject of the change (39.2 ha) makes up about 12% of the area covered by the Spatial Plan.

The deadline for the drafting of amendments to the SPSPA is 12 months from the date of entry into force of this decision.

Funds for making changes and additions to the plan will be provided by Beograd na vodi d.o.o. Beograd.

The Agency for Spatial and Urban Planning of the Republic of Serbia is in charge of drafting the amendments to the Spatial Plan.
