After nine years, Zeleni Venac garage to be reconstructed again – Tender for preparation of technical documentation announced

The Zeleni Venac garage in Belgrade will be reconstructed again, nine years after the last reconstruction. This can be concluded based on the tender announced by the Belgrade Parking Service, the subject of which is the preparation of technical documentation for the reconstruction of this parking lot in the center of the capital.

As can be seen in the documentation, the plan is to change the purpose of part of this building located in Kraljice Natalije Street, in order to create two entrances and two exits.

– In order to improve the functionality and safety of the current entrance/exit between axes three and seven, the separation of the entrance and exit is planned. It is proposed to create two new entrances between axes 14 and 18, and the existing entrance/exit has been redesigned into two exits. The entrances and exits are planned as direct - straight, perpendicular to the facade, in the direction of the existing ramps, with simple vehicle manipulation when entering and exiting the garage – the tender documentation indicates.

The design, as indicated, should provide the primary function of the entrance and exit from the garage, with a special emphasis on pedestrian movement.

– The crossing of pedestrian and vehicle traffic should be avoided as much as possible, except in places where it is necessary (traffic connections). The zone limited by constructive axes 14 and 18 should be equipped for pedestrian traffic and movement and access for people with disabilities – the documentation specifies and notes that interventions on the basic structure of the building are envisaged for the implementation of the proposed solution, namely the removal of two existing columns at the locations of two new entrances.

The project should also include the dismantling of facade panels in the area of new entrances, the creation of a new canopy modeled on the existing one, as well as the reduction of the dimensions of the existing offices on the ground floor, between axes 16 and 18. A reconstruction of the offices with all necessary preparatory, supporting and finishing works should be envisaged in order to form three units with one common access from the garage and the following structure of the purpose of the areas: office for one workplace, archive/storage and kitchenette. It will also be necessary to plan the separation of installations from the existing electrical room to form a server room from the office located between axes one and three, behind the existing counter.

Exterior decoration is also planned, as well as the reconstruction of the existing sanitary facility. In the pedestrian zone, places for positioning devices for electronic parking payment will be arranged.

As noted in the documentation, in Kraljice Natalije Street, it is necessary to redefine the traffic lanes, especially the lane for turning towards the garage, and since this is within the jurisdiction of the Secretariat for Transport, it will be necessary to develop a separate project and obtain approval.

This garage has a floor area of 7,728.38 square meters and 318 parking spaces. It was built in 1978. The building was constructed as a prefabricated steel structure with prefabricated reinforced concrete pavement slabs. After the reconstruction in 2016, this garage received a new facade, decorative lighting, a roof was arranged, a structure for solar panels was built, as well as video surveillance and LED lighting.
