Investors are targeting zones outside the big cities - Serbia is increasingly sought after on the map of industrial real estate

E-commerce growth, domestic production development and relocation of foreign companies` facilities closer to the European market are the main reasons for this trend. Serbia, thanks to its favorable geographical position and competitive business costs, enters more and more often the investment plans of companies from the logistics, production and distribution sectors.
As Radoš Gazdić, director of the Development Agency of Serbia (RAS), told eKapija, the advantages of our country as an investment destination are manifold.
- Geographical location, investments in traffic and utility infrastructure, quality staff, free trade agreements and a market of 2.7 billion consumers are just some of the factors that make Serbia competitive. This is evidenced by the number of large companies that are already operating here - Gazdić says.
Investors` interest, he points out, is greatest for halls with an area of 500 to 50,000 sqm, as well as for infrastructure-equipped locations ready for construction.
- So-called brownfield locations are especially interesting - abandoned industrial facilities that local self-governments, with the support of the state, are returning to function. In this way, not only spatial and ecological problems are solved, but also the attraction of new investments is being encouraged - explains Gazdić.
The trend of developing industrial zones is not limited only to Belgrade, Novi Sad and Niš. Investments are increasingly being moved to smaller towns such as Šabac, Smederevo and Subotica. Such development is also encouraged by local self-governments, which build halls themselves in order to reduce the risk for investors and accelerate the arrival of new companies.
Gazdić also points to the importance of infrastructure quality.
- It is crucial for investors that the location has adequate power, stable water supply and sewage, good road and rail access. The possibility of using "green" energy is also of increasing importance.

All construction models are present on the market - from "turnkey" to build-to-suit/lease, where facilities are adapted to the specific needs of tenants. This model is particularly popular among companies that plan to stay in the long term.
Eco-industrial parks that Serbia is developing in cities such as Loznica, Novi Sad, Smederevo, Niš, Ćuprija and Inđija are attracting special attention. In Indjija, a zone specialized in advanced technologies is also being prepared. In parallel, private initiatives such as the MIND Park in Kragujevac or the chemical park in Prahovo are developing.
- The development of industrial zones depends on the activities of local self-governments and the investor profile is often adapted to local resources - agricultural regions attract the food industry, while university towns get high technologies - Gazdić concludes.
