The modern residential-office complex Lastavice, situated in Block 58, an attractive New Belgrade location consists of two buildings – east and west wings. As separate units, they each consist of three underground floors with garages, the ground floor, nine standard floor and one semi-developed floor. The most common structure of apartments on standard floors are one-and-a-half -room and two-room apartments which are gladly chosen by young people who are starting an independent life. Two-and-a-half and three bedroom apartments are also common and attractive to families, as well as a number of well-organized three-and-a-half-room apartments for large families. Large apartments – penthouses prevail on the semi-developed floor.
Each residential entrance has a room for prams on the ground floor, as well as a porter on the ground floor in one of the lamellas. The space around the building is characterized by green and open areas whereas a part of the plateau will have a playground and an outdoor gym.
The facade is designed in alignment with the contemporary functional architecture. The complex is designed as Energy Class B facility with the accent on superb sound insulation. The complex will have gas-based heating system providing central heating by circulating hot water. Central heating system is meant for residences and corporate apartments. There is a split type air conditioning system, with outdoor and indoor air conditioners placed in all rooms and a heating option, this being inverter split systems.
The porter service will include 24/7 video surveillance. The management company will have access to online surveillance and control of the forementioned systems in addition to direct access through the porter or the receptionist.
Below the ground floor there are three floors with garages which are defined as a separate unit from which all the lamellas are accessed. In the garage there are also residents’ storage rooms and one bicycle storage room.
Each lamella is equipped with two elevators. The entrance to corporate apartments has one elevator.
The project investor is the Czech company Urban Developers and Investors (UDI) which has been successfully operating in Czech Republic, Slovakia and Poland for the past 30 years.
