Opening of the new center Porsche Beograd Ada
Porsche Beograd Ada, the authorized dealer and service for Porsche, Audi and Seat cars, started with work in Serbia in April 2004. For a very short period of time it gained an important part of the local market in the car industry. During the last year, Porsche Beograd Ada has started the construction of a new sales and service centre.
At first glance it is obvious that we are dealing with the most modern centre of this kind in Serbia and one of the three most modern centers in Europe, performed in compliance with Volkswagen concern standards which is behind trademarks such as Audi, Porsche, Seat, Skoda and of course Volkswagen. The total area of the centre exceeds 7,000 sq.m and as an enterprise in the development and construction of the real estate it represents something completely new in the Serbian market!
The value of this multi-million investment has a big significance, not only for the company itself and admirers of quality automobiles, but also for the city of Belgrade and Serbia.
In Belgrade, on the 7th August took place the ceremony of opening of the sales and service centre of Porsche Beograd Ada. In the new centre covering 7,000 sq.m the showrooms of brands such as Audi, Porsche and Seat occupy more than 3,000 sq.m. There will be a constant offer of approximately 30 cars exhibited on separate showrooms and equipped in compliance with specific car producer's requirements. Although cars from the Porsche Beograd Ada display, in accordance to the newest quality studies, belong to the category of vehicles that rarely need to be repaired, the service is something to be particularly proud.
The service has the current modern equipment such as: 24 ZS Square crane, of highest quality, produced by German MAHA, with a square formwork around the cylinder, a Wolf chamber for painting, stereotypes for tinsmith works for Car-o-liner and Selet producers, a wheel alignment of the suspension geometry system produced by German Beissbarth, car wash with a capacity of 12 cars per hour. The centre is equipped with very modern equipment for the technical inspection of the cars produced by German Maha, with a special blade for the inspection of the brake forces on four wheel drive vehicles (VISCO coupler). It is worthy to mention that the spare parts stock occupies an area of 1,300 sq.m.
Location
The complex has been built-up on the location of Ada Ciganlija at Radnicka Street in the proximity of existing OMV petrol station. It is interesting to mention that at this location and at the same site there was a partially constructed business building (structural work only) of inappropriate dimensions, structure and area. This building has been removed, on the request of the investor, since the new structure has been planned in the central part of the existing plot.
The building concept
We have a three storey building: basement, ground floor and a floor, as well as parking areas. It is a building with jagged dimensions consisting of a few functional entities. Those entities are defined as showrooms, intended only for clients, a service complex, a warehouse area and the administrative part.
Three separate entities of showroom area are reserved for the programmes of Seat, Posrche and Audi. This part of the building is oriented towards the street with transparent glass facades serving as a visual contact for potential clients. The liaison between showrooms is defined as the zone dedicated to clients, for the reception and delivery of vehicles with an adjoining café. Afterwards comes the service part executed in the back of this showroom.
The warehouse area is located in the basement and in the ground floor area of this building. It is directly linked to showrooms as well as to the service part with a special link. In one part we have a two-storey warehouse where the storey is a steel structure construction. Which concerns the business and administrative part of the showroom it is located within the exhibition showrooms and is directly linked with public and internal stairway to the service and sales part of the building.
It also has a separate entrance from outside, from Radnicka street direction. With the enumeration of general inventory (office space with meeting rooms and living rooms) as well as accompanying technical accessories, we have presented a brief of overall functional entities of the Porsche showroom.
Structure
The building is of irregular form with overall dimensions: 57.20 m x 122.50 m in the broadest part and a maximal height of 9.76 m (where the Audi showroom is located). The lighten height of the administrative part (in the GF) makes 3.20 m while on the floor it is 2.90 m. The usable height of the showrooms is adaptable/mobile (due to curved volume and is ranging from 5.00 to 9.00 m). The height in the service part is from 3.60 m (under the structural beam) up to 5.00 m whilst in the multi-storey warehouse it reaches 8.60 m.
The request for different forms, functions and finishing works for certain parts of the building have defined the conditions for the selection of the structural options. In the showroom parts were used steel beams for roof structure (grating and ties) as well as columns of circular section. In the warehouse and the service part, due to big spans, beams had to be constructed in prestressed concrete with corresponding filling with reinforced concrete made of porous slabs, set on adequate prefabricated vertical beams – columns. The other part of the structure is reinforced concrete-monolith of the storey slab as well as appropriate precast wall screens i.e. columns.
Due to the length of the building as well as to the constraints of the soil bearing capacity, building volume dilatation was necessary. The foundation of the building is on girder grille installed (in accordance to the requirements) on pile foundation grille. For the influence of vertical load and of the horizontal force due to seismicity, are made concrete reinforced walls installed in both orthogonal directions. For the access to parking lots above the service part, a ramp has been designed as a continuous slope made of reinforced concrete slope with an accompanying parapet fence. Complete steel structure is galvanized and fireproof, while all visible concrete surfaces are executed with system frameworks enabling smooth surfaces. The useable area of the building (basement), due to high level of underground water has been executed with waterproof concrete.
External site development
Traffic for cars and pedestrians is introduced with an access road from Radnicka street and is a two way traffic, for cars and pedestrians encircling the building. The parking lot is limited to the rim of the complex and has 132 parking places. This solution has enabled the parking for the employees on the roof area of the service part (access through the ramp), with a total of 53 parking places.
Green and free areas are planned to be adjacent to the parking lot and to serve as a buffer zone towards the edge of the complex. The vegetation is defined through the landscaping while the green surfaces are designed and executed with a pronounced decorative mark: grassing of planned surfaces with flower arrangements, low vegetation and shrubs.
The total area under the grass is 1,700 sq.m plus the green surfaces and trees between the parking places.
