The company "First facility" headed by Director General, Radivoj Nijemčević, enters the fourth year of operations on the Serbian market. "First facility" has come to Serbia in 2009 and it is the part of the same named Austrian company whose founder is EVN group that is engaged in activities in the field of energy - production, transport and distribution of electricity.
The main activity of the company is "facility management " , a set of processes and disciplines from various fields - from technical sciences, economics and law, to marketing. "Facility management" not only covers the building maintenance but also management of real estate as a whole.
In addition to projects they have been involved since the establishment, the company "first facility" has recently taken on project management of residential village "Belville" in New Belgrade. After a period of taking charge of the activities, the people of the company can not hide the pleasure and they expect the successful cooperation with residents and visitors of this modern resort.

Tamara Simic, executive director of the company "first facility," says for "eKapija", that "Belville" is entirely new concept of a housing development. Taking over the management, administration and technical maintenance of modern complex of 14 apartment buildings with 1858 apartments, the company has set itself the goal of adequate recognition of the modern trend in real estate management. "Belville" should serve as an example that such an organized management can improve quality of life and living to the extent that tenants, who have decided to invest in a modern residential quarter, can expect.
Our guest speaker claims that the "facility management" is not a new set of services. In her words it is a new term and a new concept of providing services.
- In general, more complex maintenance of the facilities was conceived with the development of the first great cities of ancient civilizations of Mesopotamia, Egypt, Greece and Rome. It is closely related to and follows the development of science and engineering disciplines, and is experiencing significant transformations in certain periods of the development of society as an entity, as for example, when there was a sudden need to make a list of properties for collection of taxes in the eleventh century in England.
The task of "facility management" as a modern discipline, is to provide the functionality of object and space in which it is located through the integration of people, objects, processes and technologies in a way that allows improving the efficiency of those activities for which the object is used.
Currently "first facility" provides "property" and "facility management", for two commercial buildings in Belgrade - "Sava Business Center" and "West End", a residential complex "Belville" is a new challenge.
Tamara Simic says that comparing management of residential and commercial buildings is not easy, because the goals and expectations differ.
- Rhythm in the office building is largely fixed, the procedures are clear and lessees of such legal entities consistently apply them, which is a common interest. In the housing situation is different. A large number of people using the building and specificity of mutual communication are leading to the fact that there are various requirements, and for us such requests are new challenges. Simply, that is the main living space for the people and therefore they are particularly sensitive, and we as a company, understand and support that, and we are prepared to constantly balance between the demands and expectations of a large number of service users.

- When we look at things from our perspective the maintenance of housing brings more risk. Investment by the company and service quality is not different, but the realization of long-term deal depends on many factors, on which the company can not influence. I will only mention the general economic situation in the society and the consequences such as the implementation of collection of services.
Nevertheless, Tamara Simic says that "the first facility," expects the successful operation and expansion of business on the Serbian market in the future.
Future plans include a desire to get involved in construction consulting.
- The general opinion is that taking the consultants in the design phase and construction, raises the costs, which is true but only in the short term, while looking at the long term, this attitude is not true. We as experts in our field, who will later manage the object, have the knowledge and experience needed for better design development, which will certainly contribute to the optimization of future operating costs.
- In cooperation with our headquarters in Vienna, we continuously invest in our employees through appropriate teaching, professional development and training. Also we are trying to improve our business with the help of experience of our associates from Austria through the adjustment and improvement of existing standards and procedures - concludes Tamara Simic.
