A new residential development is planned near the FK Cukaricki stadium in Banovo Brdo, comprising 102 apartments and a total gross developed area (GDA) of 14,484 m2. This is outlined in the documentation prepared for the early public review of the Detailed Regulation Plan for the area along Zarkovacka Street.

The plan covers an area of approximately 4.06 hectares. Its development was initiated to re-evaluate the balance between land designated for public use and other purposes. The objective is to repurpose a portion of the site, which is currently unoccupied by sports facilities and not required for the future expansion of the competitive sports complex, for residential use.

The plan was commissioned by a private individual, while the company Arhiplan from Arandjelovac was engaged to prepare the documentation. The process is being managed by the Secretariat for Urban Planning and Construction Affairs of the City of Belgrade.

According to the proposed urban planning parameters, Zone S6, designated for the transition from single-family to multi-family housing, allows for a maximum site coverage index of 60%. The maximum cornice height for buildings is set at 18 meters, corresponding to a floor structure of GF+4+RF. At least 40% of the plot must consist of open and green spaces, with greenery in direct contact with the ground covering a minimum of 10% of the plot.

In Zone S4, intended for single-family housing and the rehabilitation of unplanned urban blocks, the maximum building height is set at GF+1+RF, with a maximum site coverage index of 50%. At least half of the plot should be designated for open and green spaces.

The total planned gross developed area (GDA) for residential use amounts to 10,215 m2, compared to the existing 797 m2 (approximately). For commercial facilities, 2,554 m2 is allocated, up from the current 35 m2. The area designated for sports facilities and complexes remains at 1,715 m2 of GDA.

It is estimated that the planned residential and commercial complex could accommodate approximately 255 residents, compared to the current 20. With the development of commercial facilities, allocated 2,554 m2 of GDA, it is also estimated that 64 people could be employed in this area.

The plan also includes the development of transport infrastructure. Improvements are planned for Zarkovacka, Petra Drapsina, and Majdanpecka streets, alongside the creation of a new street, Nova 1, featuring a six-meter-wide carriageway and sidewalks on both sides. The new road will terminate in a turnaround area for fire-fighting vehicles. Parking for the planned facilities is to be provided within the respective building plots, either in open-air parking lots or underground garages.

The early public review period lasts until November 6.
