Interest in Belville apartments grows - Construction of kindergarten, school and home for the elderly in the pipeline

In spite of the current situation in the real estate market in Belgrade, apartment sales in the largest new housing project in Serbia, Belville, are improving. Since the beginning of the promo period, people have expressed a growing interest in housing units in Belville, spanning 230,000 square meters and comprising a total of 1,858 apartments, 333 outlets and 2,143 parking places. Sales Director at Blok 67 Associates Milos Stanojevic says in an interview for eKapija that "Belville offers a brand new housing concept in our market".

During the promo period, the price per square meter ranged from about EUR 1,900 for one-room apartments to EUR 1,600 for three-room apartments. The company Blok 67 Associates cooperates with the number of banks, while Intesa and Hypo Alpe Adria offer special terms for all those who decide to buy an apartment in Belville. Intesa grants loans with the interest rate of 4 percent, plus the average three-month Eurobor, while Hypo Alpe Adria's interest rate amounts to 3.99 percent, plus the average three-month Euribor.

- All our apartments are "aired" and their quality and price do not depend on the floor they are situated on. Our offer includes as much as 27 different apartment structures that can satisfy the needs of a great variety of buyers. Our complex is suitable for young married couples, retired people, as well as people who return to our country after working abroad – Stanojevic points out.

All tenants are bound by the sales contract to cover their share of maintenance and security costs, which depends on the size of their apartment. The fee per square meter amounts EUR 0.4. On the other hand, starting from next year, tenants' assemblies will be able to choose the company whose services they would like to use.

According to the words of Stanojevic, the analysis of needs for the construction of a kindergarten, school, and a home for the elderly is currently underway. Once completed, the bridge across Ada Ciganlija should solve all traffic problems experienced by the citizens of New Belgrade, thus making Belville even more interesting.

On the other hand, the surroundings of Belville are not that attractive since it is situated in the vicinity of an open-air market and illegal housing units. This problem, which affects the demand for apartments, cannot be solved by Blok 67 Associates alone.

- Tenants' assemblies have already sent several letters to the City Administration, but no progress has been made to date. However, we expect this problem to be solved with the construction of access roads to the bridge across Ada Ciganlija and relocation of the bus station to the area currently occupied by the open-air market – says Stanojevic.
