(AG Real Estate) Serbia Property Investment Guide

AMBERLAMB is an agency that is providing worldwide investors/buyers of properties an insight into precious data concerning the country where investment might take place. The group is calling themselves publishers and they continue by saying that their authors are professionals in the field of real estate investment. They are proud to say that their experts have participated actively in the sales of a big number of properties abroad and before all to clients from Britain and Ireland. AMBERLAMB is advertising through its web site, through books and publications having all as main topics: Property sales abroad. They are turning themselves to potential British buyers. Everything is happening through a giant in the sector and a partner named Amazon.co.uk.

They are saying about themselves that they have an advantage in comparison to other agencies dealing with similar activity. The success is due to the fact that AMBERLAMB is doing the work via Internet, and therefore they claim that their information is more accurate more accessible and more rapid compared to their competitors from printed media.

There are real estate companies that are inducing and inciting, openly or less openly but nevertheless quite suggestively future investors-buyers not to buy or invest. Those companies are determining more and more of eventual international clientele to make the choice where and when to invest, in the real estate.

Those companies that are calling themselves "market opportunity analysts", but also financial and legal estimators, including politics, are using all possible resources for the purpose of collecting and analyzing but also of keeping certain data. Sometimes those appraisals are without a deep analysis, but also without any important background, since very often they do not have enough time or even money. Therefore the future client can have a glance, like in an advertisement to something that does not look like classical ad, but also can have the surprise of not finding the wanted analysis, but instead to find himself in the middle way, which can convince a potential investor to invest, or not.

We are giving hereafter, in a digest version, but without removing essential parts of the contents, the way certain real estate markets are presented via Internet with the power to determine latent investors/buyers, to pay a visit to the country where the real estate is for sale.

Anyway you will find more useful information there than at the embassy's economical section of the country where the potential investors/buyers are coming from. At the same time those informations are more objective compared to potential property agencies - law offices in the concerned countries where investment is to take place.

Naturally we are giving herein an overview of the Serbian real estate market, and we leave it to you to judge yourself how it looks to an investor/buyer (pensioner, family or businessman) from countries such as: Britain, Germany, Switzerland or Nordic countries…

Potential investment in Serbia

Serbia has substantial investment potential for the property investor willing to commit to the market for the longer term. Those who are patient and can wait for local purchasing power and mortgage lending facilities in Serbia to improve will likely reap fair returns from this emerging market ! In accordance to the author of the text on Serbia which can be found at the web site: www.amberlamb.com the latter says that because Belgrade - the capital of Serbia - was so badly damaged during the recent war in the region, it has subsequently benefited to the tune of millions of dollars in aid packages and this has resulted, according to this author, in the "creation of a new Belgrade…". We can note that the author of the article is not quite well acquainted with Belgrade doings and he has also mixed-up completely the timeline. Notwithstanding this error the author insists that in this part of the city (New Belgrade) "the infrastructure is first class and the brand new residential and commercial property developments under construction are being built to the highest Western standards".

Furthermore the author continues and says that "at the moment however there is a severe lack of quality housing in Belgrade, and while the number of developments under construction will help assuage this problem they will not fill the housing deficit for at least the medium term. This means that those who purchase quality accommodation units in Belgrade right now can capitalize on rising rental prices".

Property investors considering entering the buy to let market in Belgrade are currently focusing their attentions on the incredibly popular Belgrade districts of Senjak and Dedinje but are also diversifying further afield into properties in various parts of Vracar, Banovo Brdo, Vozdovac, Zvezdara, Beaanijska Kosa and Zemun. These are up and coming areas which may return property investors higher returns in the longer term than already established districts in Belgrade like the aforementioned Senjak and Dedinje.

Possibilities and advantages

Real estate investors are generally targeting the local Serbian market for rental income although expatriate interest in Serbia is growing as employment opportunities in Belgrade grow. In terms of the resale market place, investors can resell to investors or they can begin to tap into the local purchasing power and demand - this is however limited and restricted by the lack of decent and affordable mortgage facilities at the moment as well as relatively high interest rates.

In the future interest rates are set to fall and fiscal policies in Serbia should come in line with those of the EU which also means that borrowing facilities will improve and open up the property market to domestic buyers as well as foreign investors.

Unlike in many other Eastern European and emerging property markets, those foreigners eligible to purchase freehold property for sale in Serbia also have the right to own the land on which the property sits without having to establish a local company or foundation. This creates more transparency in the Serbian property buying process but that does not mean the process is free from the shackles of red tape and corruption!

Those buying property in Serbia should only do so with the assistance of a recommended and qualified independent legal advisor.

Outside of Belgrade property investment opportunities also exist in the Serbian cities of Novi Sad and Nis. Novi Sad is the second largest city in Serbia and considered by many to be the most beautiful and culturally rich of Serbia’s cities. Nis is an important commercial centre in Serbia and as a result there are a number of commercial property investment opportunities available to the international investor in this southern Serbian city.
