Marina Dorćol is a project where architectural ambition meets complex construction and technical challenges. Specific construction, irregular shapes of buildings, large glass surfaces,
greenery integrated into the architecture and modern systems for heating, cooling and ventilation they require much more than precise work execution. Every detail must be carefully planned, and numerous technical solutions,
different professions and contractors aligned so that all elements function as a single whole.

The road from the construction site to the home of the future tenants does not end with the erection of the structure or the installation of the facade. Months of planning, coordination and control, are behind the final appearance of the complex, as well as a series of processes that remain hidden from view, but directly affect the quality, functionality and long-term reliability of the facility.

On how to manage the construction of such a complex project, what the biggest challenges in its realization are and what is needed to make the space ready for life, Dubravka Rabrenović, master civil engineering engineer and project coordinator Marine Dorćol at SEBRE tells us.

Marina Dorćol is a complex with a large surface area and complex purpose. When we talk about the construction of such a complex project, what are all the processes required to move the building from the construction site to the move-in of future tenants?

- The construction of a complex like Marina Dorćol implies much more than just the execution of construction works. From the beginning, it is necessary to connect architecture, construction, installations, technical systems and finishing materials into a single functional unit.

A large part of the work is completed before the result is seen on the construction site. It is necessary to harmonize the project documentation, coordinate different professions and contractors, make timely decisions and monitor their implementation on the ground, all in accordance with the applicable regulations and laws. As the work progresses, it moves from the construction to the facade, installations, finishing and interior works, common spaces, greenery and connecting all systems.

A particularly important phase is the final testing and commissioning of technical systems. The building is not ready for occupancy just because the construction works have been completed. It is necessary to check whether all the systems are properly executed, connected and functional, and it is necessary that the commission for technical admission, which is an independent body, gives its positive opinion on everything executed. It is precisely this part of the work that future tenants generally do not see, but its results are used daily.

When we talk about building a complex like this, which works and processes are most demanding, and which might not be so visible to future tenants?

- The most demanding processes are often the ones that remain invisible to future tenants. When they enter a finished apartment, they see the finishing materials and aesthetic details, but they don`t see the complex web of decisions, coordination and technical solutions behind them.

One of the challenges is the alignment of architectural requirements with technical and contractor solutions. For example, the large glass surfaces that open views to the river require extremely precise coordination of different professions in order to ensure the functionality, durability and energy efficiency of the system.

It is similar with the use of natural and imprint concrete, where a lot of planning and control is needed even in the construction phase, because the final appearance depends on every detail of the process. Adequate concrete recipe, formwork arrangement, joints, openings, installations and all other details must be coordinated in advance, i.e. already at the construction stage, because subsequent interventions may damage the appearance of concrete, which is not acceptable given that it is actually the interior of the facility.

Equally important and one of the most complex segments is the integration of geoprobes, heat pumps, thermotechnical installations, ventilation and air recovery. Each of these systems has its function, but the real value comes only when they are properly sized, connected and aligned. This requires serious design coordination, as well as the careful planning of technical areas for the accommodation of that equipment. Also, careful selection of equipment that will function efficiently as part of the system is especially important. The future tenant doesn`t see all that infrastructure, but this exactly is what contributes to the conditions in which he lives every day.

That`s why a large part of the value of a project like this is found in what remains hidden from view, but it is felt daily through the way the space functions.

A large number of activities are taking place in parallel at the construction site. What does the coordination of various contractors and professions look like and how important is their alignment for project dynamics?

- Coordination is one of the most important requirements for successful implementation. With a project of this level of complexity, coordination is not only a matter of harmonizing deadlines and the sequence of works. It implies that a series of decisions from all professions - architecture, construction, facade, mechanical and electrical installations - are viewed as parts of a single system, and all solutions must be mutually coordinated and feasible on the construction site.

A change in one area can have ramifications in several others, which is why timely resolution of details is crucial. That is why it is important that possible conflicts are noticed and resolved before the start of the works or at a stage when they can still be corrected without major consequences.

Our task is to guide various professions and contractors towards a common goal, while controlling quality, costs and deadlines. Good coordination is often best seen when the end result is easy to use and visually clean, because much of the complexity has been resolved in advance rather than left to improvisation on the job site.

As the object begins to take on its final appearance, what else is being done "behind the scenes" before the space is ready for the first tenants?

- When the building begins to take on its final appearance, it is an important and visible phase for future tenants, but for us it is not the end of the process. The following is a large number of activities that are not always visible in photos of the construction site.

During that period, detailed quality controls of the performed works are carried out, final surfaces, common areas and all elements that may affect the future use of the facility are checked. At the same time, technical systems and equipment are tested and put into operation, checking their interconnection and functionality, as well as their compliance with the designed requirements. Special attention is paid to the elimination of observed defects and the implementation of all necessary technical checks and procedures, so that the facility is completely ready for handover and safe use.

For the future tenant, a ready-made building means that he gets not only a finished apartment, but a space where all key systems and supporting contents are functional and ready to use. That is why the final phase requires the same attention as all previous phases of construction.

Marina Dorćol also offers numerous amenities and common spaces. How does their implementation affect the overall organization of the construction site and what is specific in their execution in relation to the residential part itself?

In a complex such as Marina Dorćol, the realization of common contents and areas is one of the more complex segments of construction. In contrast to residential buildings, where works are mostly carried out within clearly defined units, common areas connect different zones of the complex and require the coordination of a large number of construction, infrastructure, waterproofing, landscape and technical works.

Therefore, careful coordination of all participants, precise planning of the order of execution, as well as the organization of access to the construction site, the movement of machinery and the delivery of materials, are necessary, so that the various phases of realization can proceed smoothly. The construction of the coastal fort was also particularly complex, the realization of which required additional attention due to the direct contact with the river, the influence of water and the need to protect the structure in the long term and to fit harmoniously into the overall arrangement of the complex.

At the same time, the quality of a residential complex does not end at the border of the apartment itself. Common spaces play an important role in forming the overall experience of space and therefore special attention is paid to their architecture, materialization and details. The goal is that already upon entering the complex, and then into the facilities themselves, users get the impression of a carefully designed environment where architecture, light, proportions and selected materials are connected in a harmonious whole. Such spaces should not be only functional communications, but places that contribute to Marina Dorćol`s identity, creating a pleasant atmosphere and the quality of everyday living.

If you were to take the future tenant for a short walk through the construction site,
which details would you draw particular attention to - what would you like people to see and understand when they observe how their future home is created?

- I would like him to leave that walk with a different view of the object he is looking at - to understand that behind every visible detail there is a whole series of decisions, professional work and control who made it possible for that space to be what it is.

For example, when he looks at the specific shape of the object, he understands that, in order to achieve it, it was necessary to apply specific technical solutions which are not typical for standard construction with uniform floors, but this very complex structure where each floor is completely different from the other, in terms of the design itself, it was necessary to devote much more time to fit all the mutually different units into one static system. That in the course of execution, this form of construction implies non-standard execution technologies, many additional details in terms of methodology, non-standard formwork, concrete with special recipes, etc.

Also, that when he looks at the greenery that has been integrated into the building, understand that, in order to be successfully implemented, it carries a series of technical requirements. Concrete planters that are an integral part of the facility and in which greenery is planted are not just decorative elements. It is necessary to take into account their load on the structure, waterproofing, irrigation, drainage. Apart from affecting the complexity of the construction, they also affect the very complexity of the execution given their irregular shapes, different on each floor. This means that the same formwork cannot be used twice, rather, each element should be approached individually.

To summarize: quality is not only reflected in the premium materials that have been chosen, but also in the precision of the execution, the complexity of the details and the ability to combine numerous elements into space which works as a harmonious and functional unit.

What is the most interesting thing about working on a project like Marina Dorćol for you personally?

When looking at a complex of this size, it`s easy to focus on what`s visible - the construction progress, the facade or the finishing touches. However, much of our work takes place long before any results are seen on the construction site. This includes harmonizing project solutions, selecting contractors and suppliers, considering technical options, monitoring deadlines and budgets, as well as assessing how each decision affects other parts of the project.

What is most challenging for me, and therefore most interesting, is precisely the complexity of all those segments. On a project of this size and ambition, every activity is multiplied multiple times compared to smaller projects, because a large number of participants, technological systems and interconnected processes must function in harmony for the end result to be successful. It is necessary to look at the bigger picture, but at the same time take care of a large number of details that together influence the quality of the project.

It is this combination of strategic planning, technical know-how, and day-to-day challenges that make this job particularly dynamic.

What would you like future tenants to keep in mind while following the progress of the works and approaching the moment when Marina Dorćol will be ready for living?

- I would like future tenants to keep in mind that the construction of such a complex is a process in which each phase has its role and in which quality requires time, planning and coordination. That between all the visible steps there is much work that may not be obvious, and which is just as important for the final result.
