Apartment sales in Nis drop – Fewer purchase contracts in Q1

After the number of apartments purchased in Nis, as well as the price per square meter, has been increasing in recent years, the latest report from the Republic Geodetic Authority shows that in the first quarter of 2026, the number of purchase contracts decreased by 4.6% compared to the same period last year.

RGA data shows that in the first three months of 2026, 1,059 purchase contracts were signed in Nis, while last year there were 1,110 in the same period. However, this is still a higher figure compared to three years earlier, i.e. 2023, when 790 apartment purchase contracts were recorded in the first quarter.

On the other hand, the value of the real estate market in Nis is growing. Thus, in the first quarter of this year, the value of the market in Nis was 79.2 million euros, while three years ago it was traded for 35.5 million euros.

A third of apartments in Nis were purchased on credit – 32.5% of them to be exact.

When it comes to the price of apartments in Nis, it has increased slightly. Thus, the average price in the first quarter was 1,749 euros per square meter. Interestingly, the average price of apartments in the so-called old buildings is higher than those that have been newly built. Thus, for older apartments, the average is 1,786 euros per square meter, and for new buildings, it is 1,713 euros.
