Nebessa neighborhood - New housing model pushes boundaries between city, home and wellness

The idea behind this concept starts from a simple, but rarely asked question: Does the space we live in contribute to our health or gradually impair it. The answer that the designers offer is not in additional luxury, but in a completely different approach to housing, where health, time and everyday comfort are embedded in the very foundation of the building.
That`s why the Nebessa district is not conceived as a classic residential complex with accompanying amenities, but as a system in which technology, architecture and infrastructure are subordinate to the quality of life. Geothermal heating and cooling, air filtration and ionization systems, water micro-purification and advanced sound insulation are standard, not optional. In practice, this means a more stable temperature throughout the year, quieter apartments, cleaner air and water, as well as less dependence on traditional energy systems and devices that residents usually install themselves.
Time mathematics and life without everyday logistics
A special part of the concept refers to time, which is seen in the project as the most valuable resource of modern life.
The idea of "everything in one place" is not a marketing phrase here, but an organizational principle. Kindergarten, sports and wellness facilities, swimming pool, gym, roof park, co-working spaces and daily services are located within the same system, so that a large part of daily logistics takes place without leaving the complex. This, according to estimates, significantly reduces the time lost in transportation, waiting and organizing daily tasks, which in city life often takes up to several hundred hours a year.
For this very reason, the Nebessa district introduces a concept that the authors call "mathematics of time" - the idea that the quality of life can be measured through the hours that are not spent on logistics, but stay with tenants for vacation, family or personal activities.

Within that system, a special place is occupied by common spaces, which are not intended as a decorative addition, but as an active part of everyday life.
Three inner courtyards, a rooftop park with an athletic track and urban gardens, as well as an underground wellness and sports center, create an environment where life takes place both inside and outside the apartment. The idea is not in organized events, but in spontaneity - in the same people meeting naturally in the same places, without pressure and formal frameworks.
Sky Villa and Sky Garden: between house and apartment
Various residential typologies were developed on this principle.
One of the most recognizable elements of the project are the Sky Villa apartments, designed as the highest level of housing within the Nebessa concept. These are not classic penthouses, but a completely different typology – "houses in a building" that function as private vertical villas.
In the Nebessa district, there are a limited number of Sky Villa units, positioned as duplexes on higher floors, with their own entrance organizations and clearly defined privacy. Each Sky Villa features a large living room, en-suite sleeping areas and multi-level terraces, while the central element is a private roof terrace that functions as a personal garden in the sky.
Unlike the standard concept of a penthouse, which is usually reduced to "the highest floor and a better view", Sky Villa introduces the idea of its own territory in the vertical. The tenant does not get just an apartment, but a micro-house that develops in height, with a sense of spatial freedom that is usually associated with individual houses, but without renouncing the infrastructure and security of a closed complex.
An additional level of comfort is provided by smart technology, including a system that automatically monitors occupant habits and optimizes heating, cooling and ventilation. In this way, the space does not require constant management, but rather adapts to the rhythm of the user`s life.
In that sense, Sky Villa is the answer to the question of whether it is possible to have a house and live in an urban structure - and not compromise between privacy, technology and content availability.
If the Sky Villa represents the pinnacle of private housing, the Sky Garden apartments bring the idea of everyday life with nature in a vertical city. These apartments are located on higher floors, but their key feature is not just square footage, but large private open spaces – terraces and gardens that in some cases reach up to 100 m².
The Sky Garden concept blurs the line between an apartment and a house by allowing residents to have their own green space above the city – a place to rest, work, socialize or simply spend time outdoors without leaving home. In this sense, the apartment becomes an extension of life, not a closed space.
These apartments are specially designed as micro-oases in an urban environment: more natural light, better ventilation and direct contact with the outside space change daily habits and introduce a rhythm of life that is closer to home than a classic apartment in the city.
At the same time, Sky Garden apartments retain all the advantages of the NEBESSA system - from geothermal heating and cooling, through air and water filtration, to access to all common wellness facilities of the complex, which are only a few minutes away or one elevator away.
The key feature of the entire project is the clearly defined boundary between private and common space. While certain parts of the complex, such as the roof park and wellness area, are available exclusively to tenants, the ground floor and part of the commercial facilities are also open to the wider city. In this way, a controlled but lively urban environment is created in which privacy and public life are not mutually exclusive, but rather function in balance.
Sustainability is an additional layer of this concept, built into the very construction of the building. Geothermal systems, energy efficiency, multi-layer insulation, noise control and air quality are part of the design language that places Nebessa district in energy class B+, above the standard of typical new buildings in Belgrade. Greenery, which occupies significant areas including the rooftop park, has a functional role in microclimate regulation, temperature reduction and air quality improvement.

A new view of the city and housing
All this together builds the idea that housing is no longer just a matter of square footage, but of the overall experience of life. Nebessa district therefore positions itself as an attempt to redefine urban housing - as a place where the building does not stop at the apartment`s front door, but continues to shape the way people live, work, rest and spend their time.
In this sense, this project does not only offer a new type of apartments, but also a new interpretation of the city - one in which the boundary between private and common, between need and comfort, between time and space, is established from the beginning.
