South of former Bubanj Potok toll plaza, business zone covering more than 50 ha planned: 650,000 m2 of economic and commercial activities with 8,000 employees envisaged

The Secretariat for Urban Planning and Construction has announced the public review of the draft Detailed Regulation Plan for the commercial and industrial facilities zone along the Belgrade-Nis highway south of the former Bubanj Potok toll plaza for part of Unit 2 – the entire Block 2 and parts of Blocks 1 and 3, in the municipalities of Vozdovac and Grocka.

The area covered by the plan boundary is located between the Belgrade-Nis highway and the Belgrade-Velika Plana railway, southeast of the Transped traffic junction, with a connection to the planned TS Zuce complex. The territory covered by the plan boundary extends mainly in a northwest-southeast direction.

Of the more than 51 ha of space, 43 ha are planned for business zones, and slightly more than 8 ha for traffic areas and infrastructure facilities and green areas.

The draft for economic and commercial activities envisages 650,000 m2, within which 8,000 people will be employed in this area.

The plan envisages the development of activities in this area such as industrial parks (light and specialized industry), sustainable production zones, high-tech production, production facilities that can exist independently or be grouped into larger technologically connected units, warehouses, wholesale markets, distribution centers, regional trade centers, trade parks, shopping malls, logistics centers, intermodal centers, freight terminals and freight transport centers, heavy vehicle parking, technology parks, scientific and research units, free zones, motels, etc.


– The reason for the development of the plan is the creation of planning opportunities for the construction of a facility for economic and commercial purposes - a complex of logistics, goods and transport center, as well as changes in the traffic solution and the solution of electricity supply of the subject area and their integration into the current planning solutions. One of the most important business zones of Belgrade is planned along the bypass highway. This location is of particular importance within the scope of goods and goods-transport centers on the southern direction of Belgrade. The intersection of the Belgrade bypass E-75 and the city highway, as well as the connection to the route of the existing ring road and the proximity of the railroad are location advantages that predetermine this area for the construction of goods and transport and storage capacities. The activation of this zone requires significant funds for land development and equipment (filling and regulating watercourses, construction of water supply pipelines, etc.) – it is specified in the draft DRP.

Within the new business zone, the plan also includes U1 Street, Nova 1 Street and Nova 10 Street, which are planned as access roads for the needs of the economic and commercial zone. U1 and Nova 1 Streets will represent the primary roads of the planned area, with the function of the main access and distribution links for economic and commercial facilities, and Nova 10 will have the role of a secondary road, intended for access to individual blocks and construction plots within the zone.

The investor is LIDL Serbia KD, and the plan developer is PC Art doo Belgrade.
