ABL Solvent building 278,744 m2 complex on site of IMT in New Belgrade – 1,656 apartments in nine units planned (PHOTO)
The Secretariat for Urban Planning and Construction Affairs of the City of Belgrade and the Agency for Spatial and Urban Planning of the Republic of Serbia have announced a public presentation of the urban design project for the construction of a residential and business complex in New Belgrade, on the site of the former IMT factory.
The request for approval of the project was submitted by the company Bureau Cube Partners on behalf of the investor ABL Solvent. The planned construction includes two construction plots (GP2 and GP4), which will be formed from parts of the existing cadastral plots in the cadastral municipality of New Belgrade.

According to the project, the complex will have a total gross developed construction area of approximately 278,744 square meters, on a plot of approximately 37,934 square meters. A total of 1,656 residential units, 44 commercial spaces and 32 business apartments are planned, along with 2,268 parking spaces.
The buildings are planned in the form of nine units of different floor structures - from 3B+GF+9+L to 3B+GF+20+L. Business facilities will be located on the ground floor, while apartments are planned on the upper floors.
The urban design envisages, as stated, the formation of a continuous pedestrian promenade along the perimeter, as well as a unique arrangement of green and open spaces in accordance with the planning documentation.
The area covered by the project is located in the zone of the former IMT industrial complex in block 64, which today, as stated in the document, is in a state of spatial and functional degradation, with abandoned halls and outdated infrastructure.
The implementation of the project is planned in seven phases, which include the construction of underground garages and individual units, with each phase planned to function as a separate entity with the necessary infrastructure.
Let us remind that, in 2021, the ABL Solvent company purchased the IMT business complex in New Belgrade for EUR 70.7 million.
The public presentation will last until April 6.
