Beocity Park will be built on 28.5 ha near the Surcin South interchange – Spa, water park, hotels and an autogrill footbridge connecting both sides of the highway

At the southwestern entrance to Belgrade, along the E-75 motorway on the Dobanovci – Bubanj Potok section, at approximate chainage km 573+000, the construction of the tourist-recreational complexes “Jakovo 1” and “Jakovo 2” is planned, which will extend on both sides of the motorway, in the city municipality of Surcin.

This is a detailed regulation plan that the City of Belgrade has put up for early public review, and the plan covers the area on both sides of the motorway, in the zone of the Surcin South interchange, between the settlements of Jakovo and Surcin, not far from Vinogradska Street and the future National Football Stadium and EXPO 2027 complexes.

The document, prepared at the initiative of the company Hosting Investment doo Belgrade, which provides consulting and tourism management services, envisages the formation of a modern tourist-commercial complex under the working name “Beocity Park” on an area of about 28.5 hectares, which will combine accommodation capacities, recreational facilities and accompanying commercial functions intended for both transit passengers and visitors to trade fair and sporting events.

Hosting Investment is wholly owned by the New Belgrade-based company Niel Group, which is engaged in the construction of residential and non-residential buildings.

Within the complex, the construction of hotels, motels and apartment hotels is planned, with accommodation capacities tailored to business guests, tourists and participants in international events.

Special emphasis will be placed on the development of a “Spa & Water” center, which will include indoor and outdoor pools, wellness and spa zones, saunas, massage areas and medico-spa treatments, as well as accompanying hospitality facilities. The implementation of a water park is also planned, with recreational and entertainment facilities for different age groups.

One part of the area will be intended for a camper zone, with a dominant share of green areas – about three quarters of the area will be arranged as lawns and landscaped areas for rest and outdoor stay. The remainder will consist of arranged pedestrian paths, plateaus and service zones.

In addition to the primary tourist-recreational purpose, the plan also envisages commercial facilities – a shopping center with entertainment and hospitality programs, specialized car showrooms and services, logistics and business facilities related to freight traffic, as well as the possibility of constructing multi-storey garages.

The “Jakovo 1” and “Jakovo 2” petrol stations, previously planned on both sides of the motorway, will be integrated into the broader concept of the complex.

A particularly attractive element of the project will be a pedestrian footbridge above the E-75 motorway, which will connect facilities on both sides of the road. This structure, conceived in the style of European “autogrill” centers, will contain restaurants, bars, shops and service activities for transit guests, while at the same time representing a new architectural landmark at the entrance to Belgrade.

The entire complex will be directly connected to the E-75 motorway, and access will also be provided via service roads planned parallel to the A1 state road, including a connection to Vinogradska Street and further toward New Belgrade.

The planned investment, as stated in the plan prepared by the Urban Planning Institute of Belgrade, aims to provide additional accommodation and recreational capacities in a zone that is rapidly developing thanks to major national projects. The proximity of the motorway, the airport and central city zones gives this area the potential to become a new tourist and business hub of the capital, as well as a kind of gateway to the city for all those arriving in Belgrade by road from the south and west.

The plan is on early public review until March 20.
