Ikea receives building permit for extension and reconstruction of department store in Belgrade

The Ministry of Construction, Transport and Infrastructure has issued a building permit to IKEA Serbia for the extension and reconstruction of the IKEA Department Store – Istok business facility.

As stated in the decision issued on February 13, 2026, the reconstruction and extension relate to building number 9, with a floor structure of B+GF+2. After the project is implemented, the gross developed construction area of the building will be 40,445.81 m2, while the net area is planned to be 37,435.78 m2. The land area under the building is 26,486.82 m2, and the number of parking spaces will be reduced from 887 to 840.

The estimated value of the works is 351 million dinars excluding VAT. The existing connections to the utility and infrastructure network are to remain, without increasing capacity, while access to the public road is provided through several cadastral plots in the area of the Zuce administrative district.

The investor is obliged to submit a work application to the relevant ministry before the start of the works and to provide expert supervision during the project implementation. IKEA Serbia is also required to pay a contribution for the development of construction land in the amount of 164.4 million dinars, with the possibility of a 30% reduction in the case of a one-time payment by February 27, 2026, when the obligation would amount to approximately 115.1 million dinars.
