The investor of the project is a branch of the foreign legal entity Barmer Investments Limited Beograd d.o.o, while the developer of the Urban Planning Project is PD Aula d.o.o. from Belgrade. The preliminary design of the reconstruction was prepared by Igor Cubra, PR Design Bureau ARTHS Studio Cubra.
The existing office building was built between 1989 and 1991 and is located on the northeastern side of Block 30 in New Belgrade. It is a free-standing building with a basement, ground floor, one floor and a detached floor, with a total gross area of 6,823.6 m2. The net area of the building is 5,483.39 m2, or 5,625.39 m2 with a shelter located in the basement. Parking is provided in the basement with 19 parking spaces.
The planned solution envisages an extension on the loft, or the rooftop level, by connecting the existing left and right roof bodies, thus closing the two existing atrium spaces. The extended part will include new office spaces, a central hall with a staircase that continues from the first floor, as well as a sanitary block.

The total net area of the closed space that is being extended on the roof floor is 355.06 m2, while the existing impassable roof will be converted into an open, walkable roof balcony of 836.24 m2. In addition, it is planned to create closed skylights on the ground floor, with a net area of 273.79 m2, which will contribute to the natural lighting of the central hall.
The total planned net extension, including closed and open areas, is 1,465.09 m2.
The public presentation of the urban design project lasts until February 9.
