Dunav Garden Skver building condominium on 21,800 m2 with four buildings and 230 apartments in Stari Banovci

In Stari Banovci, a condominium with four multi-family residential buildings is planned to be built, with a total gross developed construction area of almost 21,800 m2. The reason for the development of the Urban Design Project is the initiative of the investor Dunav Garden Skver doo from Stari Banovci, which plans to implement a residential complex in several phases on cadastral plot number 3798 in the KO Stari Banovci.

The Urban Design Project was developed by Archi.com studio from Novi Sad, while the preliminary architectural design was developed by Decart inženjering doo from Belgrade. The aim of the project is to check the planning and spatial possibilities of the location, as well as define the purpose, capacity and connection to the traffic and utility infrastructure.

The plot is located in the Stari Banovci settlement, in block 30, between Milenka Pevca and Ive Andrica streets. The irregularly shaped plot currently features four family housing buildings, with a total area of approximately 480 m2, which are planned to be removed for the implementation of new construction. The surroundings consist of residential and residential-office buildings, while the block is intended for family and collective housing.

Four phases of construction

The urban design envisages the construction of four multi-family residential buildings, with a floor structure of B+GF+4+L, in four phases. The total GFA of the complex is 21,778.78 m2, while the planned number of apartments is 230.

Phase I includes the construction of a building with 49 apartments, as well as an underground garage with 19 parking spaces. The construction of the missing electricity infrastructure, including a substation, is also planned in this phase.

Phase II envisages a building with 66 apartments, underground garages and the development of a children’s play area in the southern part of the plot.

Phase III also includes the construction of a building with 66 apartments, with a combination of underground and surface parking.

Phase IV includes the construction of a building with 49 apartments, with garages in the basement and accompanying ground floor development.

The construction of nine smaller underground garages is planned within the complex, while a total of 230 parking spaces are planned on the plot, which corresponds to the total number of apartments.

In addition to residential buildings, the project envisages the development of internal roads, sidewalks, green areas, as well as the installation of street furniture, lighting, trash cans and planters.

The plot will be partially fenced, thus forming a more closed residential complex - a condominium.
