Elementum and Beaver Investments to build residential-office building in Vrnjacka Banja

Investors Elementum d.o.o. from Vrnjacka Banja and Beaver Investments d.o.o. from Belgrade have received an amendment to the building permit for a residential-office building in Kraljevacka Street in Vrnjacka Banja. The decision was made by the Municipal Administration, Department of Urban Planning, Environmental, Housing and Property Affairs, and the change refers to technical corrections in the project, including a correction to the number of floors of the building and an addition to the number of garage spaces.

The previous floor structure of B+GF+3+2L has now been corrected to B+SB+GF+3+2L, because, as stated, the rear part of the building has been largely dug in. The number of parking spaces in the basement and semi-basement has also been corrected, which includes 24 garage spaces in the basement and additional spaces on the ground floor.

The building includes 44 apartments of various structures (one-bedroom, two-and-a-half-bedroom, two-bedroom, studios), one business premises with an area of 170.19 m2 and 24 parking spaces in the semi-basement and additional spaces in the basement and on the ground floor.

The architectural project was developed by Studio za projektovanje iD from Vrnjacka Banja.

Investors are obliged, according to the new calculation of the Municipal Housing Agency from January 20, 2026, to make a one-time payment of the contribution for the development of construction land in the amount of 28,680,668.60 dinars, no later than the submission of the work application.
