Delta to get EUR 17 million subsidy for construction of InterContinental hotel in Belgrade

Serbia’s economy ministry said it has agreed to provide a 17.1 million euro subsidy to Delta Real Estate, part of diversified conglomerate Delta Holding, for the construction and equipment of the planned InterContinental hotel in Belgrade, reports the business news portal SeeNews. The subsidy contract was signed on December 4, 2025, they remind.

Delta Real Estate has committed to making an initial investment of 85.4 million euro in the development of the hotel within two years, whereas the subsidy, which equals 20% of the total initial investment, will be paid in two annual tranches during 2026-2027, with the first instalment amounting to 34.06% of the total subsidy.

Delta Holding signed an agreement with British multinational hospitality company InterContinental Hotels & Resorts Group (IHG) for the construction of the hotel in Belgrade in 2024, marking the return of the InterContinental hotel brand to the Serbian capital after a 20-year pause, the portal reminds.

At the time, Delta Holding said it expected to open the hotel by the end of 2026.

The five-star InterContinental Belgrade will feature 203 rooms, including 28 premium rooms, 15 junior suites, 2 superior suites, 2 executive suites and a presidential suite with panoramic views of the city, according to IHG. The hotel will be part of the 250 million euro Delta District project, which will combine business space and luxury accommodation in the business center of the New Belgrade neighborhood of Serbia’s capital city, SeeNews reports.
