New gated-community complex planned in Ritopek – Construction of 10 houses for living and vacation (PHOTO)

A gated residential community modeled on gated-community concepts is planned in Ritopek, as envisaged by the urban planning design for a plot in Ritopecka Street, on the Maklica stretch.

The project includes a plot of land measuring 4,467 m², on which a weekend and family house complex for living and vacation is planned, with floor structures ranging from B+GF+1 to GF+2. A total of 10 buildings have been designed - nine semi-detached residential buildings with two apartments each and a shared garage, as well as one independent building with its own garage in the basement.

The semi-detached buildings are classified into several types: four type 2 buildings, three type 4 buildings, while types 1 and 5 are also semi-detached, but larger in size than the aforementioned ones. The independent building is designated as type 3. A total of 19 two-story apartments are planned within the complex.

Parking is planned partly within the buildings, in open garages, as well as along the internal road. A total of 30 parking spaces have been provided – 19 within the buildings and 11 along the internal road. Vehicular access to the plot is achieved via a recessed curb and reinforced sidewalk.

The total gross floor area (GFA) of the complex is 1,898 m2 above ground and 749 m2 underground.

The project investor is a natural person, while the urban design was developed by the company GEA Kostic & ING d.o.o. from Belgrade.

The public presentation of the UP will last until December 31.

Incidentally, another similar project was presented in Ritopek in the middle of the year. This project envisages the construction of 13 new family houses with an access road, and according to visual representations, the future settlement will be modeled after the American gated-community concepts – a closed residential community with a barrier at the entrance, which will allow access exclusively to residents.
