How BIG shaped the retail market in 2025: Lev Weiss about the development of BIG network in Serbia and the region

CEO Lev Weiss reflects on one of the most dynamic years for the company, during which acquisitions and the opening of new retail parks created more than 1,000 new jobs throughout the country.
It can be said that 2025 was a very intense year for BIG. First, in April, you rebranded the former Promenade into BIG Fashion Novi Sad, and at the end of the year you opened as many as three new centers in Serbia. How challenging was all of that and how would you describe this year in one word?
- The past year was the most dynamic for BIG in Serbia. We entered 2025 with a clear ambition for growth, and we started it with the rebranding of one of the most important shopping centers in the country - BIG Fashion Novi Sad. Since September, in just 56 days, we have opened three new retail parks in Čačak, Šabac and Bor, thereby significantly strengthening the presence of our network in Serbia.
This pace requires a high level of discipline, strong team coordination and clear processes. Opening three centers in such a short period of time was a stress test for the entire system, but it showed how strong and well-coordinated the organization is. In total, we invested about 60 million euros in these projects, and the first results already confirm that the decisions were correct.
If I had to single out one word for this year, it would be Vision. Everything that has been achieved is the result of a long-term strategy, a clear plan and people who consistently implement it. The most important thing is that the results are visible immediately - through attendance, tenant performance and consumer feedback.
In Serbia and Montenegro, you manage a portfolio of 20 facilities, are you considering entering new markets? How do you see BIG five years from now?
- Today we manage a portfolio of 20 real estate properties - 18 shopping centers, one mixed-use project and one office building. There are as many as 17 shopping centers in Serbia, including the only two lifestyle projects on the market. The growth will certainly not stop here. In Serbia, we are open for new projects, and at the same time we are planning the expansion of several existing centers, as well as some other surprises.
In Montenegro, we have just completed the process of amending the urban plan for the expansion of the center in Podgorica, making it one of the most modern in the region. At the same time, we are developing a new retail park project in Nikšić.
When it comes to new markets, we are embarking on a project in Shkodra, Albania, one of the fastest growing economies of the region and an extremely promising market for further growth of the BIG network. It is our ambition to develop more retail parks in this country in the coming years.
In five years, we see BIG as the undisputed regional leader - a company that sets standards in retail and a brand that every consumer recognizes for its superb shopping experience and numerous free contents.
This year you have opened more than 100 stores in new centers. Although they are no new tenants in the market, it is particularly significant that BIG enables them to expand into cities where they have not previously been present. To what extent, in your opinion, does the company contribute to the growth of local economies in those areas?
- Opening more than 100 new stores is an important result, but equally important is the entry of brands into cities where they have never been present before. Eastern Serbia is an excellent example. By opening the BIG Bor retail park, we drastically changed the shopping opportunities in that region. Similarly, IKEA in Čačak is now available to consumers in central Serbia, which is one of the most sought-after offers in the market. We also opened the only cinemas in Čačak and Šabac, as well as many other leading brands like Fashion & Friends and Buzz. In addition, we have brought a completely new, contemporary gastronomic experience.
In the beginning, many tenants were surprised by our visions and the level of investments in certain cities, but we believed in those locations and it turned out that we were right. The results have been excellent since day one, and the potential for further expansion is extremely high.
Our impact on local economies is clear and multifaceted: we create new jobs, bring new brands, we increase competitiveness and contribute to the overall development of cities and communities.
What are BIG`s greatest internal successes in your opinion, bearing in mind that a small team of people manages a huge system and how challenging is it to coordinate the team`s work in multiple countries and different shopping center formats?
- Our greatest internal success is people. BIG has around 80 employees, but each center has its own operational teams that deal with every detail with great care and a hands-on approach - whether it is a retail park, a large shopping center or an outlet format. That`s why the changes are immediately visible when we take over the project.
We manage centers of different formats and in several countries, but our standards remain uniform. This requires operational discipline, but also flexibility, as each environment has its own specificities. Maintenance, cleanliness, navigation, green areas, parking, quality of user experience - we treat all of these with equal attention in order to achieve excellence and provide visitors with the impression of a simple and flawless visit.
What can we expect from BIG shopping centers in the future and what is your message to the partners and communities in which you operate?
- Today, BIG is not a foreign investor operating from a distance, but a company deeply rooted in the region. After more than a decade of investments, growth and presence in almost every part of Serbia, we truly feel like a local company. We know the market, the consumers and the specificities of each community.
- We see the enormous long-term potential of the Balkans and believe that a period of stable and continuous growth is ahead of us. But for us, expansion is not just about the number of projects, but the value we create for communities, partners and visitors.
I want to say to the partners that BIG will remain a reliable and predictable system, which builds trust in the long run and is there both in good and challenging times. That`s how we`ve been working since day one and that`s how we`ll continue.
And I can promise consumers that BIG will continue to raise shopping standards and develop centers that follow a contemporary lifestyle. In the cities where we operate, we want to be more than a shopping place - we want to be a part of everyday life.
