Angelina Nekić, director of Delta Real Estate: Delta District reached height of more than 50 meters, first tenants move in in 2027, InterContinental hotel at the end of 2026.

Delta District is a unique residence in the region. What is special about this concept?

- This concept is special because it brings a new housing experience that has not existed in the region until now and shows how much our city is developing in the direction of world metropolises. It is a unique mixed-use complex that combines residential, business and hotel facilities, providing tenants with the opportunity to live and work in the same space, with direct access to all the amenities of a five-star hotel. It is a small and secluded community of 280 apartments spread over two towers, designed to provide peace, comfort and a sense of exclusivity.

The special value of the project is given by its exceptional location - in the very heart of the business and diplomatic zone of New Belgrade, in a fully formed block without planned additional construction. Such an environment brings stability and growth in the value of the investment, because it is located in an area that is already positioned as the central point of Belgrade. Residents are separated from the highway exit by only one traffic light and a 60-second drive, which makes this location one of the best connected in the city.

How is the construction of the complex progressing?

- Every day we see how the vision turns into reality and we couldn`t be more proud. Works are progressing according to plan, eleven levels have been built so far, and the complex has reached a height of more than 50 meters. On the construction site, progress can be seen every day, which confirms that the dynamics are going as planned.

It is particularly significant that the entire complex is being built in one phase, which means that all its segments - residential towers, office buildings and the InterContinental hotel - are being developed in parallel. The hotel, which is returning to Belgrade after more than two decades, will be completed by the end of 2026, while the first tenants are scheduled to move in at the beginning of 2027.

Sustainability is an important part of all the projects you implement, and it stands out especially within the Delta District. What does it mean in practice?

- From the very beginning, Delta District was designed according to international WELL and LEED standards, which confirm the highest criteria when it comes to the quality of space and care for people`s health and the environment. Geothermal probes and solar panels have been installed, which contribute to greater energy efficiency, reduction of carbon dioxide emissions and lower maintenance costs.

In the complex, the most modern air purification and recuperation systems will be implemented, which provide cleaner air, an optimal microclimate and a healthier environment. Our aim is to show that luxury and sustainability are not mutually exclusive – on the contrary, they create greater value together.

What will Delta District be known for when we talk about the quality of life and the amenities it offers?

- Our goal was for every detail to be designed to provide residents with a residential experience that follows the lifestyle of a five-star hotel.

The apartments are equipped according to the highest international standards - from Veneta Cucine kitchens with Gaggenau appliances, to walk-in wardrobes, to elegantly finished bathrooms with the option of personalizing the interior.

Within the complex, there will be a spa and wellness center, an infinity pool on the 20th floor, a private gym, a cinema, restaurants and a landscaped park intended exclusively for residents. Together, these facilities create a special value of life in the Delta District - an everyday experience where comfort, aesthetics and functionality are part of the same, carefully designed space.

What is the importance of the Delta District in the context of Belgrade`s development and the real estate market?

- Projects like the Delta District show how much potential Belgrade has today to grow in a planned, deliberate manner and in accordance with world standards. The city is changing, becoming more dynamic and open, and with it, its role in the region is growing.

This investment brings new jobs, improves infrastructure and sets higher criteria in terms of sustainability, architecture and quality of life. But perhaps its most important contribution is that it shows that Belgrade can be built in a way that simultaneously retains its spirit and keeps pace with the world`s largest metropolises.
