In an interview for eKapija, Mitrović reveals why Bekatown goes beyond the framework of a classic tourist settlement, how it combines housing, business and recreation, and how it enables investors to have a stable passive income throughout the year.

Why should investors consider real estate investing outside of major urban centers as a smart way to generate passive income?

- Investing in real estate outside the big cities is becoming more and more attractive because it brings a balance between the quality of life and a stable yield. Projects like Bekatown offer a peaceful environment, a healthy climate and a secure income structure – all key factors for investors seeking sustainable value. When you have a destination that works all year round, with a variety of content, it is a guarantee of stable occupancy and return on investment.

What concrete advantages and benefits can investment in the Bekatown project bring to potential buyers and investors?

- Bekatown offers a combination of natural ambience and urban comfort. It is located only 45 minutes from Belgrade, a six-minute walk from the center of Arandjelovac and five minutes from Bukovička spa. That location allows tenants to enjoy a healthy environment every day, but also to be quickly connected to the capital. In addition, the project has the largest spa and wellness center in this part of Europe, a promenade with more than 100 commercial spaces, a congress hall and a sports stadium. It is these facilities that make Bekatown active and attractive throughout the year, which means that investors can count on stable income even outside the tourist season.

Can you briefly introduce the concept of the Bekatown project and the features that set it apart in the market?

- Bekatown is designed as a multifunctional community, not as a seasonal settlement. The idea is to combine the residential, tourist and business environment into one sustainable system. The project combines natural surroundings, contemporary architecture and "smart home" technologies – from smart locks and remote heating control to energy-efficient solutions that reduce housing costs. By doing so, we create an environment that meets the needs of different customer profiles – from those who want a permanent home to those looking for investment returns.

How are the construction phases of Bekatown planned and what can investors expect in each of those steps?

- Construction is divided into phases that allow gradual growth and controlled development. At the moment, the focus is on the Solaris building on the Promenade, which is already attracting a lot of attention from buyers. At each stage, the aim is to complete the complete functional units – including apartments, ancillary facilities and infrastructure – so that owners can use their properties immediately after the works are completed, without waiting for the entire complex to be completed.

What return on investment can customers expect and how does Bekatown facilitate passive income?

- Based on the analysis of similar destinations and the specifics of Arandjelovac as an "air spa", the project enables a return on investment of about seven years. The key is in diversifying the content - wellness guests and congresses throughout the year, sports preparations in spring and summer, and family vacations in the season. We offer investors the "buy, equip, leave it to us" model, where our agency takes over the complete rental of apartments according to the hotel principle. This means that owners earn passive income without any operational engagement.

What advice would you give to investors who are thinking about investing in real estate outside the big cities and how to recognize a quality project?

- The most important thing is that the project has content that works throughout the year and that the location is sufficiently connected to larger centers. Investors should be looking for stability, not just potential price increases. In this sense, Bekatown shows how the combination of location, content and professional management can guarantee both quality of life and profitability of investment.
