(Blagoje Antić) From a small construction company in Zurich to an international group which has realized over 300 projects so far - this is the path that DHG Holding, under the leadership of Blagoje Antic, has built a reputation as a company that brings Swiss quality and fully integrated services to the real estate sector. DHG creates modern residential and commercial spaces today, and we discussed current projects in Switzerland, Serbia and Dubai with Blagoje Antic, owner and general manager of DHG Holding.

DHG has been present in Serbia since 2020, and you have been successfully operating in Switzerland for more than 30 years. How was the business journey of your company and how does DHG Holding look today?

- DHG Holding is a Swiss company with more than three decades of tradition, during which it has grown constantly and steadily, and I am very proud of that. I started as a young man in 1994, when I founded a small construction company in Zurich. I started with smaller residential projects, but my philosophy of quality and precision without compromise gave immediate results and set us apart in the market. We have been working on projects of increasing scope, throughout the canton of Zurich. I expanded my business year after year, from project to project - from renovation and reconstruction work to construction, and very quickly I started investing in real estate and buying buildings and construction land. Today, the Construction division is one of the five divisions of DHG Holding, from which a group with a fully integrated business model has grown. The Development division deals with real estate investment and development, the Real Estate division deals with real estate management and rental in Switzerland, i.e. sales on foreign markets, the Facility Division is responsible for the maintenance and care of facilities primarily in our portfolio, but also externally, while within the Hospitality division, the business of hotels and apartments in our ownership is managed. Today, DHG Holding stands behind more than 300 successfully implemented projects, and in addition to the headquarters in Zurich, we also opened offices in Belgrade and Dubai, and started international expansion. I would also like to mention that the entire residential and commercial portfolio in Switzerland is owned by DHG and is used for rental, while in the United Arab Emirates and Serbia, we opted for a develop-and-sell strategy.

So, within your group, through the business divisions you mentioned, you offer a complete solution in the field of real estate?

-Exactly. I strategically developed the company so that I "close the circle" and manage the entire cycle of a project - from acquisition, to design and construction, to management and maintenance. In addition to internal teams, we also work with external associates, but we manage and control the entire process and all its stages. In Switzerland, this integrated model has been in full use for a long time.

What motivated you to expand beyond Switzerland? What are DHG Holding`s plans for Serbia?

- Expansion to new markets is a natural continuation of my ambition and the further development of the company. Dubai attracted us as one of the fastest growing real estate markets in the world, while I am personally attached to Serbia. It is the country where I was born and where part of my family lives. We are finishing our first project, Elysian Lux Gardens, right in Belgrade. There are seven villas in a row in Dedinje, six of which we have already sold, so I`m extremely pleased with the interest and reaction of customers to the quality we`ve offered. The real estate market in Serbia has a strong potential, we have only taken the first step, but we are in no hurry. We are carefully considering possible further investment opportunities. Certainly, the DHG office in Belgrade has a much wider role, it is also our sales center for apartments in the buildings we build in Dubai, and we have three current projects there right now.

Tell us more about your Dubai projects. Was it difficult to position yourself in this market, as you yourself said that it is large and dynamic?

- We opened an office in Dubai in 2022, and in just three years launched three projects with a total value of over USD 350 million. Our first project with which we introduced ourselves to this market is Helvetia Residences, whose construction is taking a long time and completion is planned for the end of the second quarter of 2026. There are 430 apartments in Jumeirah Village Circle, within the complex, which has great accompanying facilities: an Olympic swimming pool, a children`s pool and a playground, a large gym, a yoga area, a padel court, a running track, a landscaped garden... Now we are in the final stage of sales, because over 90% of the apartments have already been sold. The fact that we come from Switzerland set us apart from the competition in this market. Swiss quality, precision and business standards are something that DHG guarantees to perform in any market. That is why we have achieved success in such a short time. We started this year with two new acquisitions at very attractive locations, whose value will only increase, because the government of the Emirates has identified them through the master plan as key zones for the further development of Dubai. The first is located in the Meydan Bukadra area, and the second is on the Dubai Islands. We are preparing exceptional, modern residential facilities for both locations, also with accompanying lifestyle amenities for recreation and enjoyment. We are currently finishing the projecting and interior design, and a large number of interested parties have already contacted us, and that, among others, from Serbia, even though the preparatory construction works will start at the end of the year. Because the earlier you invest in real estate in this situation, the higher return on investment you can achieve.

What attracts people from here to buy an apartment in Dubai? You say that there is great interest from buyers from Serbia...

- It is really big, so much so that we are planning the opening of a new, bigger sales center in Belgrade. It should not be so surprising that people want to invest in a market that offers high returns, potential for real estate value growth, legal certainty, a regulated and stable political environment, and continuous capital infrastructure projects. Dubai is a good destination for real estate investment, not only because 18 million people will visit it this year, but also because the population is constantly growing - which guarantees a constant demand for apartments. It is also very important that there is no tax on income from issuance, nor tax on capital gains. Moreover, the return on investment is among the highest in the world, from 8% to 12%.

What are DHG`s plans for the next period – whether in Dubai, Serbia or Switzerland?

- In short, we are focused on three current projects in Dubai, in Serbia, we are expanding the center for the sale of apartments in Dubai and we are looking at the perspective for further business expansion in the local market. In Switzerland, we have a large number of ongoing projects as well as new investments planned, and the focus remains on Zurich and other German-speaking cantons. Even though we are active in foreign markets, we do not neglect our home market, and we are continuing to expand the residential, commercial and hospitality portfolio. Our goal is to consolidate the position of DHG Holding as one of the leading Swiss real estate and construction companies with international operations.
