Petar Kolognat, CTP - The Logistics Park in Borča will Offer the Market Completely New Formats of Storage Facilities

eKapija: The park we are in is surprisingly close to the city area, and not much further from the center will be the next big CTP project, CTPark Belgrade Borča, which will spread over 222,700 m2. What made you choose Borča as the location?
– It was chosen primarily because of the availability of labor. Last year we leased a record number of square meters and in general with all the clients we cooperate with the problem with labor availability is always a topic. As a location, Borča opens up a completely new labor market for us. We estimate that in the immediate vicinity, in a radius of seven to 10 kilometers, there are 300,000 residents who currently commute to work in different parts of the city and we believe that when we build an industrial park in Borča, all those people will gravitate towards Borča and that the companies operating there will not have to turn to importing labor. In addition, the development and infrastructure development plans in the mentioned zone additionally contributed to the decision, because Borca will be directly connected to the new Novi Sad-Zrenjanin-Belgrade highway.

eKapija: The park in Borča will, as announced, offer completely new formats of buildings to the market for the first time. What kind of objects are we talking about and what kind of novelties will it bring to the market?
– We bought 30 ha of land in Borča and are planning the development of 10 buildings in truly completely new formats on this market. We will offer our clients warehouse spaces that are not made according to standard specifications (CTSpace), but for the first time we will offer smaller building formats – CTFlex, CTBusiness and CTBox, in order to meet the demands of an increasing number of clients from the sector of small and medium-sized enterprises to whom we had nothing to offer until now.

Companies that need a smaller exhibition and sales space with an associated warehouse are also targeted for Borča, i.e. sale of PVC joinery, auto parts, construction materials, furniture, HoReCa equipment, etc. For example, in CTBox, in the city of Brno in the Czech Republic, one of the clients is an authorized BMW service.

The spaces will be from 600 to 60,000 m2, the size of the largest building, but we will also be able to split smaller units additionally, so there will be smaller boxes of 300 m2 as well. Of course, these will be A class objects, but something completely new on our market, such formats are currently only available in the Czech Republic and Romania while they are still under development by our colleagues in Poland and Germany. By the way, in Borča there are also plans to expand the capacity of the park, but more on that later.
eKapija: What are the advantages of operating in such a big logistics park for a smaller company?
– Historically, two-thirds of our new business comes from our existing tenants. This is largely because many of our parks offer small and medium-sized enterprises the opportunity to start with smaller spaces, while giving them the flexibility to expand over time within the same park.
This is the core idea behind CTPark Borča — to create a business park where companies can begin operations in smaller units like CTBox or CTFlex, and as they grow and their space requirements increase, they can seamlessly move into larger buildings within the same location.
One of the key advantages our clients consistently highlight is the flexibility we offer to support their long-term growth and evolving business needs.
Another important point to mention is our long-term ownership approach. As a full-service provider, we take care of the buildings ourselves. This is especially valuable for SMEs, as it means they don’t have to worry about property maintenance. We remain the single contact for our tenants, no matter the size they rent, to ensure they can focus on their business while we take care of their property.

eKapija: You mentioned facilities for workers, what else is planned in the park in Borča, in terms of additional facilities?
– In Borča, we have the opportunity, due to the large area and proximity to the city, to develop additional contents that we do not have in other parks, such as the Clubhaus that clients will be able to use for team building, meetings and presentations. The plan also includes a canteen, a coffee shop, sports fields and a mini gym. The health of employees is always our focus, so a mini clinic is also planned. Also, in the following stages, facilities such as affordable housing are also planned, because we are counting on the additional arrival of labor from other cities and abroad.

eKapija: Let`s also mention sustainable business, with which there is definitely no compromise anymore, and which contributes to savings. In that sense, what will CTP offer in Borca?
– Like all previous projects, the park in Borča will be built according to the highest ESG standards. Each building will be BREEAM certified with high scores, because CTP is a green bond issuer and ESG is actually a central strategy for us. Of course, this means additional savings for clients, as energy-efficient buildings also mean lower electricity and gas consumption. It should also be noted that the roofs of all buildings have been designed for the installation of solar panels.
eKapija: What everyone is interested in is the value of the investment and how far the project has come? When can we expect the first facility?
– CTPark Belgrade Borča is currently in the process of obtaining a construction permit and we expect the construction to start in a month, and we plan to deliver the first building already at the end of this year. In the first phase, as many as four formats of buildings are planned:
CTSpace, i.e. the standard CTP facility that we have built so far in Serbia which will have about 60,000 m2, followed by CTBox and CTFlex . Also in the first phase, the Clubhaus is planned, which will serve all clients. The total value of the entire investment is about 200 million EUR.
eKapija: Are there already interested parties?
– Yes, we have been actively presenting the park to potential clients for some time. They respond well to the location and we believe that, as in the case of CTPark Belgrade City, where we started the construction of the park without known tenants, the issuance will go at a similar pace. We already have companies looking to move existing facilities closer to the city and the available workforce as well as companies that are already present in the vicinity of the mentioned zone and who want to improve business. We are also negotiating with a company that is involved in production which only Borča is interesting of all our existing locations.
eKapija: Apart from the aforementioned park in Borca, CTP in Serbia has big plans for this year in other locations as well?
– We are currently developing two more inner-city locations, in Novi Sad and Niš. In Novi Sad, we are developing the largest logistics park in Vojvodina, CTPark Novi Sad City, on 20 ha. where we expect the first building of 25,000m2 to be delivered in the middle of next year.
At the end of last year, the first building of 30,000 m2 was delivered to Nis which is intended for logistics, while another of 40,000 m2 is under construction and will be delivered to the client already in October of this year, and is intended for production. Also, due to the great interest of our clients in Niš, we acquired an additional seven hectares of land.

eKapija: What other locations are of interest to investors in Serbia?
– There is still great interest in our first locations, CTPark Belgrade West in Šimanovci and CTPark Belgrade North in Novi Banovci. In Šimanovci, the construction of a new building is ongoing and it will be delivered to clients in July of this year. Likewise, we recently purchased land in Kragujevac within the Stellantis Industrial Zone. That was important to us because after the construction of the last factory for our client Yanfeng we didn`t have a plot in Kragujevac, and there is a lot of interest from companies from the automotive industry which are related only to Kragujevac.

eKapija: How do you assess the development of infrastructure in the country, which is of great importance for your business?
– CTP in Serbia is practically developing in parallel with infrastructure development. This is proven by the example of the plot we bought in Sombor solely due to the planned infrastructure development in and around that city. The development of infrastructure in Serbia is directly related to the interest of foreign investors and we hope for the continuation of that trend because it promotes the inflow of direct foreign investments.
eKapija: To touch upon the current and geopolitical and economic situation in the world, which has an impact on all business segments. One of the "hot" topics is customs duties, how do they affect you?
– This situation regarding customs duties has put some of our clients "on ice", but there are also those who benefit from them. Namely, nearshoring is now in full swing, and the customs duties will further accelerate the companies from Asia to relocate their production capacities from the Far East to the borders and to the European Union itself. We have inquiries and we are negotiating with investors from Asia, so for now we do not see any particularly negative impact of customs duties, especially when it comes to clients from China, and when it comes to investments from the EU, their volume was visibly reduced even before the customs duties due to the recession and geopolitical influences in Europe.
