Miv 2 Invest to Expand Production Capacities – Construction of Production Hall with Administrative Part and Warehouse in Sremska Mitrovica Planned

The investor Miv 2 Invest from New Belgrade is planning an expansion of production capacities for the purposes of the company Modine in Sremska Mitrovica through the construction of a production hall with an administrative part and a warehouse in Rumski Drum Street.

According to the Urban Project, the parcel already features a production hall with an administrative part, a guardhouse, a boiler room, a compressor, a storage room and a garage, as well as traffic and handling areas.

The facilities are primarily meant for the production of cooling and ventilation elements and the storing of finished products and raw materials.

The planned facility consists of three units: the administrative part with a ground floor and an upper floor, the ground-floor production part and the ground-floor warehouse. The gross base floor area of the administrative part is around 855 m2, whereas the production part will have an area of around 12,040 m2, and the warehouse of 4,495 m2. The total gross developed floor area of the facility is 18,245 m2.

The areas around the hall will be developed either through the construction of pedestrian lanes or by connecting with the existing paved surfaces, ensuring the passage of fire vehicles. In front of the facility, in addition to the existing 66 parking spaces within the complex, the plan is to build another 87 spaces, and new parking spaces for three buses for the workers at the facility are planned as well.

The plan is for the ground floor of the facility to consist of an entrance hall with a reception desk for the management and the guests, a staircase to the upper floor, a separate entrance for the workers, two changing rooms (one for women, capacity 300, the other for men, capacity 250), two toilets (for men and women), connected with the changing rooms, each with a shower, a cafeteria without food preparation, for 100-120 people, and the janitor’s room.

The upper floor will feature three offices for the manager, the financial manager and the HR manager, two larger offices (HR staff and finance staff), one open-space office for 16-20 workers, a room for guests, two offices for meetings, two offices for quick team meetings, a tea kitchen, a server room, a storage room and sanitary blocks.

The studio for designing buildings and other structures, spatial planning and engineering Krug Plus from Sremska Mitrovica is in charge of the preparation of the urban project, which is up for public inspection until December 7.

Let us remind that the new facility of the factory Modine in Sremska Mitrovica opened in 2019. Modine is a global leader when it comes to the production of industrial heat exchangers and cooling devices, primarily in the automotive industry.
